MAINTENANCE SUPERVISOR (Feed production, Motor Pool, and Fabrication Section)

• Directly reports to the Production Manager or to the President/Plant manager.
• Attends to daily repair needs of all UFMC Feeds Production lines (including repacking, grains concentrate mixing, premixes mixing, and crack corn sections).
• Attends to daily repair needs of all company vehicles/trucks/lift trucks.
• Makes comprehensive Preventive Maintenance Program with specific implementation schedule for the following:
- All feed milling process equipments (mechanical & electrical)
- Support accessories & ancillaries (weighing scale, boiler, power generating set, bag sewer/sealer, air compressor/dryer & etc).
- Fire protection/safety equipment (fire extinguisher/sprinkler/hydrant 7 & etc).
- Office/laboratory & communication equipment (air conditioner, copier, time recorder & etc).
- All company vehicles/trucks/lift trucks.
- Ground maintenance/repair (grass cutting, road condition, trash box distribution & emptying & etc.)
- Building maintenance/repair (roof gutter, down spout cleaning, drainage & watery clearing, tree branches trimming & etc.)
• Makes detailed schedule of assignment (indicating priority status & target completion date for each person in:
- Motor pool/automotive mechanics.
- Carpentry
- Fabrication/Welders
- Ground maintenance/general services
• Prepares detailed schedule of assignment (indicating priority status & target date of completion for plant electro-mechanical technicians & utility personnel).
• Coordinates closely with shift production supervisor & QC on the consistent implementation of 5S in all sections of production line.
• Monitors Production equipment parameters.
• Coordinates closely with production supervisors /head on executing of repairs that may affect production schedule.
• Takes responsibility in controlling/monitoring/ordering of wearable parts necessary in continuous operation of all mechanical/electrical equipment (including auxiliaries) in the plant.
• Works closely with production supervisor & QC in detailed implementation of SOPs, during preventive maintenance day.
• Submits accomplishment/status/progress report, as required, to the Plant Manager.
• Performs other tasks as required by the Plant Manager.
• Keep records/files of all repairs & parts replacement done by the mechanic.
• Logs/records all items received by the section coming from different branch/outlet/business unit.
• Implements strictly established section rules & regulations & SOPs (Standard Operating Procedure) (time in/out, break times, dress code, tool/part issuance & etc.)
• Issues “Notice to Explain” memo to personnel committing house rule violation.
• Monitors and maintains safe inventory level of wearable & replacement parts for unit/equipment under the responsibility of the section.
• Communicates with government agencies/LGU, as needed, on public drainage/road maintenance related matters.
• Supervises and assigns the work of maintenance employees.
• Inspects work for completeness.
• Coordinates or installs, inspects, repairs, and maintains the electrical, plumbing, mechanical and other related systems in all health department locations.
• Coordinates or inspects, operates and maintains the heating, cooling, and ventilation systems, (including boiler system).
• Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
• Ability to understand complex written and oral instructions.
• Lead Engineer of Technical Quality Assurance Department.
• Prepare Instruments, Electrical plans, materials specifications, calculations, charts and graphs.
• Submit updated electrical assets installed at site.
• Daily routine inspection at site ( Pump Station, Fountains, RTU’s, Gate Valves, Chambers, SOV’s, ARV’s, Swimming pools)
• Recommend upgrading works, raised Instruments and Electrical proposals.
• Review the Package of the Drawing from the contractor 50% before finalize to IFC.
• Package review of the drawing for the new proposed project 70% finish (from the contractor’s drawing) and ready for IFC.
• Package review (final) prior to IFC.
• Submit Instrumentation and Electrical proposals design and modification works.
• Provides technical assistance during troubleshooting of electrical apparatus.
• Submit fast moving Electrical materials for emergency works.
• Response the emergency call from desk or from operation department (any breakdown pump station, fountain pool or swimming pool facilities)
• Performs assignments independently with instruction as to the general results expected and with the guidance from TQAD superintendent/head. “Daily Planning and emergency assignment”.
• Provides Technical direction for the student On the Job Training.
• Lead Engineer Maintenance 1 department.
• Analyzed reports, maps, drawings, test and other data to plan and design work.
• Prepare Electrical incident reports for the breakdown. ( pump station, fountain or swimming pool )
• Supervised and Inspect all electrical and instrumentation work related to the project and sub-contracts.
• Conduct quality inspection for planned RTU and SOV preventive maintenance for Operation
• Prepare and review the comments as required by client.
• Prepare monthly accomplishment report.
• Conduct and assist initial inspection report.
• Coordinates, assist other related department with regards to support drawing, documents required in the implementation of work
• Coordinate with other Section Heads with respect to the planned activities and ensuring support documents is available.
• Estimating and designing of electrical such as, electrical lay-outs lightning and power, electrical loads schedule and protection, and single line diagram of residentials.
• Site survey for cable tray routing, instrument location & impulse tubing routes and layout
• Testing, maintaining and modifying existing systems;
• Analyzing data and presenting findings in written reports;
managing operations;
• Working collaboratively with design engineers, operation engineers, purchasers and other internal staff;
• Liaising with clients, suppliers, contractors and relevant authorities.
• Project management within cost and time constrained environments;
• Troubleshooting and problem-solving;
• Understanding and ensuring compliance with the health and safety regulations and quality standards of the country in which work is undertaken;
• Providing advice and consultancy support;
• Purchasing equipment;
• Assists commissioning engineers during loop commissioning and testing of systems and subsystem equipments.
• Developing new business proposals, like designs and modifying some existing instruments/electrical.
• Accepting responsibility and a level of accountability that is proportionate to the seniority of the position.
• Able to operate using siemens software in batching plant 1, 2, & 3.
• Testing and commissioning of the instruments.
• Maintaining the Batching plant 1, 2, and 3.
• Preparing safety work permit and working schedules according to plan.
• Making final report for the fully finish job for the technician.
• Ability update inventories and other supplies as needed.
• Ability to perform various clean-up and maintenance tasks as needed.
• Does general repairs such as painting, patching walls, security hardware, hanging shelves, and landscaping.
• Keeps time cards, and other routine records.
• Determines materials, equipment, and supplies to be used. Transfers equipment and personnel from one project to another as necessary.
• Site survey for cable tray routing, instrument location & impulse tubing routes and layout
• Installation and layout of cable trays, raceways, conduits, instrument stanchion and supports
• Layout and installation/fixing/dressing of multi-core and single pair cables
• Installation of instrument junction boxes and auxiliary terminal boxes
• Installation of field instruments based on instrument installation and hookup details
• Calibration and re-ranging of smart transmitters/field instruments by Hart or BRAIN Terminals to reflect instrument datasheet values and ranges
• Wiring and termination of field instruments from smart transmitters & sensors (pressure, flow, level, temperature, analyzers), solenoid valves and actuators, control valves, MCC relays, frequency drives, signal transducer etc.
• Bench calibration of temperature, pressure gauges and indicators
• Termination and fixing of multi-core cables in junction boxes
• Loop-checking and continuity testing of instruments based on prepared loop drawing packages and schedule
• Signal testing and simulation from field instruments to the DCS in the auxiliary or main control rooms
• Assists commissioning engineers during loop commissioning and testing of systems and subsystem equipments.
• Inspection of buyout construction materials prior to site delivery
• Preparation of site work reports and work progress.
• Work with project engineers for as built drawings.
• Checking and testing proximity sensors, micro switches, and etc.
• Checking and repairing solenoid valves (NORGREN, PARKER, SMC, CAMOZZI)
• Checking and repairing of pneumatic cylinders and hydraulic cylinders
• Servicing and repairing of positioners (METSO, SOMAS, PMV)
• Checking and modifying some instruments in machines
• Taking Preventive Maintenance on Machines (PM1, 2, 3, & 4)
• DCS wiring and loop checking, and able to interprate loop drawings and interlocks.
Maintenance of instruments in water treatment plant 1, 2, and 3.
• Site survey for cable tray routing, instrument location & impulse tubing routes and layout
• Installation and layout of cable trays, raceways, conduits, instrument stanchion and supports
• Layout and installation/fixing/dressing of multi-core and single pair cables
• Installation of instrument junction boxes and auxiliary terminal boxes
• Installation of field instruments based on instrument installation and hookup details
• Calibration and re-ranging of smart transmitters/field instruments by Hart or BRAIN Terminals to reflect instrument datasheet values and ranges
• Wiring and termination of field instruments from smart transmitters & sensors (pressure, flow, level, temperature, analyzers), solenoid valves and actuators, control valves, MCC relays, frequency drives, signal transducer etc.
• Bench calibration of temperature, pressure gauges and indicators
• Wiring and termination of field devices up to the junction box and PLC control system panel
• Testing, commissioning and hand-over of project documents, software media, manuals to client
• Trouble-shoot problematic loops during commissioning start-up from field to DCS control room.
