• Oversee and conduct regular checks/inspections on the condition of the buildings and Master community, all facility related issues & services and report to the Senior management about the nature and extent of abnormalities found, recommend corrective actions/methods.
• Prepares & submits routine and special reports such as maintenance schedules, operational & incident reports, accident reports, technical reports, volume of activity etc.
• Preparation of RFP’s, RFQ’s and detailed Techno-Commercial Evaluations for finalizing the AMC Contracts.
• Conduct periodical operational checks/inspection rounds of all assets, equipment/machinery, MEP services, fire alarm systems, fire-fighting systems and, report all issues through CAFM.
• Preparation of SLA, KPI checklists and provide ratings based on the monthly inspections conducted.
• Engage in the professional development of the Facility Management team and arrange needed trainings.
• Prepare and maintain the Business Continuity/disruption Plan/ Emergency response Plan.
• Work in conjunction with the various AMC contractors for periodic maintenance and cleaning activities.
• Analyze DEWA and DCP consumption reports and continuously work towards energy conservation.
• Arrange and assist in the operation of the fire alarm system and ensure periodical fire drills.
• Monitor the work of external vendors; liaising and reporting on progress to the management
• Contact approved external vendors/AMC suppliers and contractors for repair works, following guidelines as specified and provide detailed Analysis report.
• Coordinating with Trane, Carrier, Johnson control and other chillers maintenance contractors to ensure HVAC system working properly.
• Prepare risk schedules to identify and quantify risks and mitigation measures.
• Carry out daily - Monthly - Monthly inspection around the building areas and services.
• Handling the Defect liability period for The New Projects, preparing the assets its, snag reports, PPM Planners, Materials and tools list, handling over follow up, meeting, documentation …etc.
• Maintenance budgets
• Implement and monitor Planned Preventive maintenance tasks in line with the planned maintenance schedule.
• Effectively manage the technical resources.
• Coordinate with third party sub-contractors.
• Coordinate with the client and complete necessary reactive works with in the time frame.
• Provide accurate feedback regarding the operations to the client.
• Ensure that the team is adhering to the HSEQ policy.
• Preparation and Submission of MEP reports related to the services.
• Plan and arrange the tools/materials required for the operations.
• Conduct trainings, Risk assessments and tool box talks prior to the operations.
• Logging jobs and procurement of materials through CAFM Concept 500.
• Monitoring of tower facilities including Swimming pool, Gym, Steam and Sauna
• Monitor routine PPM tasks in line with the planned schedule
• Coordinate with service providers
• MEP and Civil audits as per the requirement from client based on the CAFM
• HVAC and Control System (FAHU, FCU)
• LV panel, Central Battery System, Firefighting system and Exhaust fans
• Access control system, Gate barrier system, and Lift controlling
• Access card activation and Transponder activation
• Scheduling the operations
• All external MEP & AC works
• Maintenance of pumps and motors in firefighting, recirculation of lakes, water features and fountains
• Taking snags and preparing snag list
• Maintenance of cluster, garden and street lights
• Maintenance of hydraulic garbage bins, irrigation and sewerage networks
In charge of all MEP services, Fire and safety Engineering Store etc. Supporting fit out department And. Keeping the lowest cost of operation without compromising on the services/Facilities to the customers. Conduct training schedules for staff to achieve the targets for energy conservation and enhancing multiskilling staff, arrange sub-contractors.
Communicate with client about jobs completion, pending issues, sub-contractor
issues.
* Making record of all site activities and preparing reports.
2.INFRASTRUCTURE MANAGEMENT
* Reasonable for attending break down of all BMS connected Equipment’s such
as water transferring System, Generator system, Sewage pumping system, Elevator
etc.
* Maintenance Lighting Panels and related peripherals.
* Responsible to carry out the preventive, break down and shut down Maintenance of
L.V. panels, related sub panels and circuit breakers.
* Able to trouble shoot and rectify the faults related with all kinds of Electrical Control
panels.
* Have knowledge of Electrical Maintenance and Troubleshooting inside the
Apartments.
* Maintenance of Preventive and break down maintenances of Electronic Access
Control system and Proximity readers.
* Maintenance LPG gas panel detector and tank.
* Maintenance of Fire Fighting system, Fire Pumps, system etc.
* Maintenance and fault rectification of Fire Alarm systems (GENT system).
* Operations and maintenance of LT diesel, Generators, related Circuits breakers
* Maintenance of Video Inter-com system.
* Assisting customers with inquiries satisfying needs while exceeding exceptions.
* Dealing with all types of complaints.
* Knowledge in A/C and Plumbing works.
* Well experienced in Sewage, Storm water and Irrigation network
maintenance and rectification& maintain lake levels and wet wells.
