-over-all responsible for the management and operations of the property assigned including the supervision of the property staff and manpower of the sub contracted services.
Prepare and submit accomplishment, progress, incident reports and other documentation such as, but not limited to, endorsements, formal response letters, forms, minutes of the meeting, waivers and etc.
Responsible for the Day to Day Operations of the property’s common facilities and equipment.
Ensure that the building assets and equipment’s are safe and in good operating condition
Prepares and send circulars, memorandum and communications for Tenants, sub-contracted services, contractors and Estate’s information.
Ensure that housekeeping implements and maintains the property based on the approved scope of works, service level agreement and or recommendation of NEO management.
Propose and submits Annual Operational Expenses (OPEX) and Capital Expenditures (CAPEX).
Monitors suppliers, contractors and government agencies billings and collections.
Attend to Tenant’s basic queries and concern with respect to billings.
Strictly implement monitoring and preventive maintenance of the property facilities and equipment to avoid breakdowns and unnecessary repairs or replacements.
Implement all Mandatory Government and Estate safety requirements such as but not limited to Safety drills and evacuation.
And, all other Technical support requirements needed or as instructed by Board of Trustees
DUTIES AND RESPONSIBILITIES
• Estimate material needed at the site.
• Assist in constructing a building, concrete batch mixing (5 cu.m.), lay outing (foundations and columns), installation of electrical conduits, assembling of structural roofing and rebar installations to ensure good workmanship.
• Maintain a clean and safe work area.
• Conduct site quality inspection and material receiving inspection to control and monitor of materials and test requirements and data with respect to project specification.
DUTIES AND RESPONSIBILITIES
• Performs material testing required by the client such as sieve analysis, California bearing ratio (CBR), determination of optimum moisture content, max/min densities, aggregate and soil specific gravity, and soil classification.
• Applying various inspection, sampling, and testing procedures to verify that construction project features and materials conform to standard specifications such as FDT (using Nuclear), Concrete Sampling and laboratory testing, concrete site curing, etc…
• Prepares test results after performing testing, graphical solutions, and graphical representation.
• Maintain and repairs equipment to ensure safety, accurate results, proper operation, and extended life.
• Setting a friendly environment by communicating verbally with supervisor and staff members and outside agency representatives, contractors and owner.
DUTIES AND RESPONSIBILITIES
• Responsible for proper documentation and maintaining technical documents, shop drawings, and commercial correspondence.
• Site Visit of some of the ongoing activities, i.e. Underground tunnel excavation for actual counting of the installed rock bolt support and measuring of steel rib support, and also taking pictures for a progress report.
• Ensured that controlled copies of the latest approved documents and drawings are given to the appropriate staff, subcontractors, and suppliers as applicable.
• Lia’s in community relations to ensure a good relationship with the contractor to their benefactors.
