Position: Senior Manager - Facilities Management (Kuwait & KSA)
Manage a team of engineers and technicians responsible for corrective and preventive maintenance, directing staff, and overseeing the upkeep of facilities, equipment, and supplies while also responsible for converting the operations into and managing it as a profit center.
Main Duties
1. Control costing of each specific Facility Maintenance (F.M) function
2. Create KPIs to gauge operations in terms of response time, efficiency, quality, cost control, and customer satisfaction
3. Create and manage a system for material procurement, storage, and dispatch based on bar code scanning and software
4. Create cost benchmarks for specific services that could be implemented in external (out of Kuwait) maintenance operations
5. Manage FM Preventive and corrective services such as chillers/refrigeration/freezers/HVAC; electrical work including panels and lighting; firefighting networks; civil works; plumbing, water, and wastewater
6. Established contracts with clients and vendors who work on company property
7. Perform analysis and forecasts for budgeting
8. Cost management for repairs or renovations & manage the work
9. Oversee general upkeep and maintenance of buildings to ensure that they meet health and safety standards and legal requirements
10. Review utility consumption and strive to minimize costs
11. Supervise all facilities staff and external contractors

Scope: Fully integrated facilities management.
Position: Resident O&M Deputy Manager - Senior Facilities Services (5-2016 : 10-2017)
The facility uses sophisticated and latest SMART systems
Duties
1. Future development in line with strategic business objectives and planned budget.
2. Management of variations, systems upgrade, places planning, and any developments in services, including tendering, design review, contract management, and handover.
3. Manage, supervise and maintain the SLA and KPI within the desired and highest acceptable level of services.
4. Manage, the planned, preventative, and reactive maintenance activities for all facility systems.
5. Contracts management for specialists outsources subcontractors and services providers.
6. Implement and manage the CAFM/CMMS system and help desk monitoring.
7. Direct, coordinate, and plan essential Central Soft Services such as reception, maintenance, mail, archiving, cleaning, landscape, pest control, and catering services.
8. Team mobilization, recruitment, and establishing the required training programs
9. Conduct and implement complete LCC study, including all required data and running cost management.
10. Develop and maintain the measurements /policies required for Energy Management and Green Building Environment.
