As Projects Manager at HAJ GULF KSA, I spearheaded two high-profile projects: a 152-bed long-term acute care and rehabilitation hospital (SAR 251 million) and the East Bustan Development infrastructure network (SAR 51 million). My role transcended traditional client representation, encompassing strategic vision, leadership and managerial support.
Beyond guiding stakeholders and project teams, I actively contributed to establishing PMO offices for other projects.
I led the Pre-contract activities and played a pivotal role in defining milestones, evaluating RFPs, managing contractor inquiries, and finalizing construction contracts, ensuring alignment with client priorities and expectations.
Post-contract, I maintained active oversight, chairing kickoff meetings, managing deliverables, and fostering efficient technical reviews and procurement through an implemented EDMS system. My leadership delivered consistent on-time milestones and exceeded quality standards, earning stakeholder trust through transparency and engagement.
Projects Name: Jazan Gynecology & Obstetric Hospital (300 Bed), Khamis Mushayt General Hospital (300 Bed)
Projects Value: SAR 667 Million, Client: Ministry of Health (MOH)
- Oversee all aspects of the day-to-day management of the construction projects; monitor and coordinate work and submittals performed by engineering and construction departments.
- Establish performance and delivery criteria, ensuring that client requirements are being met; update and enhance project specifications when needed.
- Participate in the planning and formulation of design alternatives and solutions for the construction project; provides feasibility studies and cost estimates.
- Review and administer project budgets and fiscal controls, contracts, and quality control provisions; perform project cost estimating and value engineering, as appropriate.
- Review and interpret proposed designs. Advise PMO and clients how to achieve the required results.
- Ensure that project operations are in compliance with design specifications and with client requirements.
- Authorize the issuance of change orders, and approves contractor invoices for payment.
- Direct work sequencing to expedite project delivery and to minimize disruption of ongoing operations.
• As Acting Project Director, I spearheaded the implementation of all project elements for the Development of Corniche & Waterfront of Jeddah (Phases 4 & 5). This included overseeing the installation, testing, and commissioning of crucial infrastructure systems like sewer networks, storm lines, water lines, irrigation, electrical lines, CCTV, ITC, and more.
• Beyond infrastructure, I also managed the construction of roads, bridges, parking, sidewalks, and landscaping components.
• Proactively driving project success, I led engineering, planning, and execution departments in formulating a dynamic project plan with diverse strategies. This ensured flexibility and adaptation to unforeseen challenges while maintaining efficient and effective execution.
• My focus on continuous improvement led to a remarkable increase in the frequency of IPC.
• Managing and supervising the design and construction phases of a turnkey/fast-tracked International School (DAB) with a value of 110 Million Saudi Riyals and a built-up area exceeding 35000 square meters
• The structural work was finished in less than four months ( 12 % ahead of time ) and the entire project was finished in 13 months.
• Duties and responsibilities are similar to the one described before in KAFD project
• Leading all functions of construction project management including planning, designing, processing, specs-approvals, managing staff, supervising sub-contractors, budgeting, scheduling, progress reporting and timely completion of projects of three packages in King Abdullah Financial District (KAFD)
With a contract value exceeding SAR 172 Million. The Scope of Works comprises - inter alia - Retaining Walls, Water Features, Pump and equipment Rooms, Trellis, Elevators, Escalators & Steps, Drainage & Electro-Mechanical works, Landscaping, External paving & Irrigation works associated with Package C03 - Phase 3A, 3B & 3D .
Main Duties and Responsibilities :
• Develop Project Schedule .
• Preparing Project Initiation documentation.
• Revising and verifying all the technical submittals including QHSE
• Maintaining and completing Project Key Performance Indicators.
• Reporting detailed and summarized project progress reports.
• Identifying, costing and processing any contract variations.
• Tracking activities against the detailed project plans.
• Updating project plans to include agreed changes.
• Monitoring actual expenditure figures against project budgets.
• Organizing and facilitating Project Steering, Operating committee meetings and Interfacing meetings.
Clients: Imperial Real Estate, SEC (SCECO) & Others
• Management and co-ordination of the projects from start to end.
• Assign project staff to new projects and guide them in execution.
• Monitor QHSE activities of each project through Project Engineers and safety officers .
• Assist and review projects completion schedule and monitor KPIs
• Control project costs by allocation of necessary manpower and equipment and frequent checks of project progress cost with project manager.
• Identify and negotiate with the specialist sub-contractors, materials and equipment suppliers based on the project requirements and cost.
• Guide Project Engineers in preparing various claims and variations.
• Follow up with client in receiving of payments.
• Assist the General Manager in discussion and negotiation with client to arrive at final settlement.
• Assist contract department in preparation of cost estimate of special projects prior to submission of Tender Bid
• Co-ordination with Client, Consultant, Sub-contractors and Governmental Authorities.
• Documentation, Progress Monitoring and Control.
Position: Civil/ Project Engineer
• Study, Revise and Comment on shop drawing of the projects.
• Estimating and managing all the required resources of the project and planning them in daily and weekly bases with the project manager.
• Prepare the Bar Bending Schedule, As Built, Concreting, Inspection and Site supervision as well as Supervise, follow up and check all civil, finishing and MEP work.
•Coordinate with Municipalities, SEWA, FEWA and getting related permits.
• Control manpower productivity and other projects’ direct cost .
• Assign work packages and follow with all subordinates
• Measure, check and control the sub-contractors work and prepare their payment certificates.
• Monitor and update the two weeks look ahead base line.
• Prepare the monthly progress report and invoices.
• Acting as a project manager in some projects and managing more than 250 labors in one project.
Project: Dubai Sky Gardens ( Al Falasi Tower )
Position : Site Engineer/Estimation Engineer/ Trainee
• Supervising all Civil, Structural, finishing work and assist in MEP.
• Studying tender documents (Contract, Specifications and Drawings), identifying Scope of work and Creating the work breakdown structure (W.B.S)
• Raising clarifications to Consultant / Client if any discrepancies.
• Preparing detailed direct & indirect costs model including quantity take off, resources allocation and sub-contracts prices.
• Acquiring best prices for special materials & Sub- Contracting activities thru Vendors and Sub-Contractors
• Analyzing quotations technically & commercially to ensure complying with contract specifications and requirements;
