Developing and Establishing a company to operate a successful project with best international practices to maximize the property value on behave of Owners, my job discretion include but not limited to the following: - Forming the Company: Set the Objectives, Strategies, Structure, Rules & Regulations, Manuals, controlling systems, etc
- Identify each department responsibility, Goals, procedures, communication structure.
- Leasing, Identifying Rate Card, Tenant mix, Leasing Contracts, Leasing Procedures, Documentations, Approvals, Legal aspects, etc..
- Marketing, Positioning, target audients, marketing strategy, corporate identity, event calendar, best practices, etc..
- Engineering Department, Identifying responsibility, Handing-over from main contractor, preventive maintenance, equipments list, regular maintenance, controlling, sub-contractors, Tools, Tenant fit out coordination and tenant fit out manual, etc..

• Keeps abreast of new brands and their operating strategies and explores possible relocation or addition to tenants mix and makes relevant recommendations to Management
• Coordinates with the Technical Department the reviews of tenants fit outs
• Visits shopping centers and exhibitions in the region to view tenants mix and specialty leasing arrangements and advise management on relevant arrangements that can be adopted in the Marina Mall

• Conducting researches to identify the best Tenants Mix for the expansion and the existing Tenants

• Administers / monitors the implementation of terms and conditions of the lease agreements including payments, quality of services and discusses / solves any differences or outstanding issues
• Keep abreast of new brands and their operating strategies and explores possible relocation or addition to tenants mix and makes relevant recommendations to Management
• Make recommendations on suitable locations for temporary (specialty) leasing opportunities
• Identify business sectors of potential temporary tenants and makes required efforts to maintain the highest occupancy level in the designated locations
• Coordinates with Marketing Manager in having non-profit organizations in the community e.g. Heritage organizations, charities ..etc displaying their activities in the Mall
• Coordinate with the Technical Department the reviews of tenants fit outs
• Ensure proper maintenance and update of long and short term lease documents and data including duration, fees, payment terms, expiry date ..etc and produces relevant periodical reports and statistics

• Visit shopping centers / exhibitions in the region to view tenants mix and specialty leasing arrangements and advise management on relevant arrangements that can be adopted in the Marina Mall
• Keep abreast of the developments in shopping malls business
• Carrie out other similar duties as assigned by the Management
MARINA MALL EXPANSION (Phase II)
• Conducting researches to identify and implement the best Tenants Mix for Phase I and Phase II
• Prepare and execute Projected Budget for the Retail units and rates
• Prepare all required documentations and forms
• Prepare the operation structure chart and liasence with all other involved departments and Major Retail Groups

WORK CONTACTS
• Regular contacts with the Mall General Manager to review, discuss and agree on various leasing related issues
• Periodical contacts with the Steering Committee to present and discuss lease related issues
• Regular contacts with the AGM / Marketing Manager to develop and discuss information about potential tenants and issues relating to leases / current tenants
• Regular contacts with the Technical Manager to discuss tenants fit outs and the services provided to them
• Regular contacts with the Finance and Administration Manager, to discuss tenants payments, arrears .etc
• Regular contacts with current and potential tenants, to discuss the lease arrangements, terms and various issues relating to long and short term lease agreements
• Frequent contacts with Merchants, executives in various
business sectors to explore the possibility of developing long / short term leases
• Occasional contacts with counter parts in shopping malls to discuss common issues and collect lease related information
