Roles & Responsibilities
•Responsible for preventive & break down maintenance of Transformer, Gen-Set, Fire
Alarm Equipment, Chillers, AHU, Package units, Fire hydrant plant, Electric lift and
other utilities.
•Operation and preventive maintenance of following Electrical and Mechanical
Equipment
•Indoor type substation (2000 KVA) * 6 Nos (Dry Type) & (1250 KVA) * 16 Nos (Oil Type)
•Diesel Generator (1500KVA)* 3 Nos, & 1000 KVA * 6 Nos, SF6
•VCB, ACB, Main LT & AMF Panels Panels
•Maintenance of UPS(400KVA) Make: AROS, NUMERIC
•STP, WTP, Plumbing & Pneumatic systems.
•Water Cooled Chillers 1250 TR* 4 Nos& 625 TR *1 nos
•Air cooled chillers 360 TR* 1 nos
•Trouble shooting and checking of induction motors.
•Service knowledge of the DOL and Star Delta Stators.
•Planning implementation of System’s and methods in maintenance, Cost and
budgeting, Break down analyzes and follows up action to reduce the down time.
•Preparation of Work Distribution Schedule for the routine maintenance & Work orders
for the Preventive maintenance for the technicians.
•Maintenance, monitoring and recording of spares & consumables.
•Coordinate with vendor regarding AMC
•Maintain the EB energy quota and MD Load KVA
•Maintain Water cooled Chillers 1250 TR *3 nos. & 625 TR * 1 nos
•Air cooled chiller 360 TR * 1 No’s
•Operations and Maintain AHUs 45TR, 49TR and 51TR.
•Transformers 2500KVA *6 nos.
•Maintain Transformer Load, Temp as per Requirement
•DG 3200KVA* 3 nos.
•DG ‘A’, ‘B’ Check
•Operations of VCB/ACB all kinds of breakers.
•Maintain the UPS Load.,
•Maintenance of Access Control System, CCTV System, Fire Alarm System
•Building Management System and Public Address System
•BMS Application process through Software with Database backup
•Co-ordinate with Employees and Clients for Auditing and Visiting support
•Fire Alarm system & Fire Extinguisher operation and maintenance.
•Sprinkler & Hydrant system operation and maintenance
•350TR Chiller plant 3no’s, AHU, DX unit, operation & maintenance.
•Chiller IBMS software operation & maintenance
•Variable frequency drives (VFD) & Variable air volume (VAV) control
•Daily, weekly, monthly PM check list maintenance
•CCTV System (PTZ (pan Tilt zoom), Gun type, doom type, IP camera connect to DVR)

•Supervising Electrical staff and coordinating the daily activities of the Electrical Department.
