Duties and Responsibilities:
• Facilities management in-house team, to oversee all maintenance sub-contractors,
• Plan and PPM schedule of all MEP works, Supervision of the technical team,
• Maintenance of BMS system and control room coordination, Client relation and customer meet,
• Conduct building inspection, weekly toolbox talk,
• keeping computerized maintenance reports, Work permit issuing for sub-contractors, Arranging Monthly meetings,
• Assist with quality inspection and audit report,
• making the order to reactive maintenance for all findings, Surveying for new projects, Installation of MEP works,
• Health and safety inspection duty, cleaning services, Attending daily maintenance complaints,
• verifying quotations and inquiries, arranging materials, investigating and defining problem areas,
• monitor service requests, Attend weekly client meetings,
• Coordinate on-call duties, evaluate staff performance and lead with the HSE issues.
• Follow-up planned and Preventive maintenance, Attend emergency on-call duty, Maintain.
• electrical panel, DB's, Breakers, switchgear, capacitor panel, fire alarm system, fire suppuration system, firefighting system, leakage alarm monitor system, UPS system, Generator and controls, Door access control and sliding and shutter doors, kitchen exhaust system, LPG gas, HVAC system VFD system and motors, CCTV, PLC controls, DDC control, Gate barrier, BMS system, Elevators, Lighting, Fire Pumps, Plumbing works, cradle system Inspecting, technical support for field staff, related civil works, plumbing fittings, HVAC system, and controls, fire extinguishers
• Acquire knowledge in Facility management operation, operation of HVAC, BMS systems, Fire Fighting Systems, Fire Alarm Systems, Plumbing, Electrical Systems, Civil Systems, Building maintenance & Team management.
• Operation and maintenance of chiller, FCU, Split, Duct able AC, VFD, VAV, VRV, Air handling units & Precision AC.
• Carry out the preventive maintenance schedules, and checklist of various equipment & maintaining records for the same.
• All day-to-day activities like healthiness of UPS, AHU, and Chiller, breaker, Generator, SMDB, MDB, and Fire system.
• Monthly observe the under-team performance and update our management.
• Maintaining good relations with clients and internal staff.
• Replacement of defective lamps, checking the circuits, etc.
• Operation and maintenance of Fire systems access control, VESDA system, and WLD system.
• Operation and maintenance of all types of domestic stage cooling systems.
• Troubleshooting and repairing the actuator, thermostat, all types of temperature sensors, DPS, DPT, Electrical relay, and breaker.
• Inspection and final acceptance of installation and maintenance work done by the contractor.
• Helping and coordinating with the Engineer plumber to Repair and replace of WC flush set, spray kit, and installation of domestic-level pipeline work.
• Helping with carpenter engineer learned with the Repairing and maintenance of all types of the access door, repair and replacing pedestal locks. Assembling and dismantling all types Work stations tables and maintenance of chairs.
• Planning and implementation of preventive maintenance weekly, monthly, 3 months, 6 months, and annually done by a subcontractor with our team.
• Daily work report update to Site Engineer.
• Preparing Work Permits and RAMS.
• Preparing monthly reports as per client requirement CM, RM, EM, PPM, monthly building and common area inspection, variable jobs, and random spot checklist reports.
