Roles And Responsibilities :
►Valuation: Preparation of the monthly valuations and submitting to Consultant for the work done during the month along with the necessary documents, backups and Joint Measurement Sheets and gets approved.
►Variations / Change Orders: Identifying Variations and Quantify, Pricing and Negotiations for the variation items either added or deducted in the project main contract documents.
►Quantity take Off: Quantity Take off for major items to place the order of quantities and to recheck with the subcontractors invoice & quantities invoice.
►Cost Report : Prepare Cost Sheet for the project on monthly basis and highlighting the status to the Management by keeping records of all cost related items.
►Sub-Contractor Payments: Certify Subcontractor bills by taking measurements at site alongwith the Sub Contractor and Finalize the Payment Certificate.
►Sub-Contractor Quotations: Compare & analyse the subcontractors Quotations for each item and forwarding to the management to award the subcontractor with the lowest price.
►Rate Analysis:Evaluate unit rates, for new items of work, by sending enquiries to suppliers of materials and to evaluate the productivity of work as per the progress from the site.
►Cost Control:Monitor the cost to the approved budget and check with Estimate Actual Cost to Completion (EAC) and Co-ordinating with team members on cost control activities.
►Site Inspection:Perform site inspection/ verifications of variation and additional work items claimed by contractors.
►Requests for Inspection/ Approval: To prepare and submit the requests for approvals to the Consultant / Client for inspection, testing and approval.
►Progress Reports:Prepare and submit progress reports and cash flow reports based on the actual works done at the site on weekly basis.
►Interim / Final Payments:To prepare the interim / final payments for submission to the Consultant / Client for approval.
►Claims: Keeping contemporary records for works done out of scope for future claims and assisting the senior for submission of claims.
►Joint Measurement: Joint Measurement Sheet by measuring the actual work done at site alongwith the consultant Q.S in previous projects. Well versed with CESMM3, SMM, POMI & FIDIC
►Contract Administration: Assist Project Manager on contractual obligations and identify deviations
►Correspondence: Writing Contractual letters to Client / Architects / Constultants / Sub Contractors for the matters regarding Variations, New Rates, Escallation, Notify EOT etc., for all the projects.
►Material Take off : Material Take off from the construction drawings and preparing procurement schedule for long lead items and imported materials for projects.
►Cost Analysis : Monitoring Budget Vs Actual in respect of work done, Earned Value, Budgeted Cost Vs Actual Cost and Cost to Completion for each project and presenting to higher management during Monthly Review Meeting.
►Payment Status: Maintaining Payment status of Main Contractor / Sub Contractor for all the projects respectively.
