• Supporting and be responsible for ensuring the team implement the policies and procedures for the Service such as the Permit to Work System and Emergency Procedures.
• Responsible for maintenance activities of the department, by providing specialist engineering knowledge and advice, associated with the full range of building fabric and FF&E issues.
• Participating project work including refurbishment of existing building equipment/systems and/or new installations
• Providing effective communication with management, peers, contractors, subcontractors, project subcontractors.
• Responsible for monitoring SLAs and KPIs of the outsourced contractors and track performance by routinely assessing performance through CAFM.
• Control and manage the work of specialist consultants, contractors and in-house staff on building services projects and specialist operational maintenance issues.
• Setting out the work in accordance with the drawings and specifications.
• Checking material and work in progress for compliance with the requirements.
• Being responsible for the delivery of all planned and reactive tasks in accordance with the Service Level Specification requirements.
• Carrying out risk assessments and developing appropriate method statements.
• Analyzing and commenting technically upon maintenance feedback from both in-house and specialist service partners.
• Supervising and overseeing the Technicians out in field carrying out all level of preventive and corrective maintenance activities on buildings / structures including stitching, grouting, scaffolding, pressure pointing, re-casing and general structural repairs and finishes.
• Maintaining good relationships with all tenants and visitors and respond to any complaints promptly. Identify any necessary steps to prevent one tenant causing inconvenience to other tenants.
• Supervising of site-based workforce preparing daily/weekly & monthly management reports and shift handover reports in a timely manner.
• Assisting by providing scope of work and provide support for the selection of Specialist Service Partners/Technicians.
• Taking part in the Health, Safety & Risk programs including toolbox talks, health safety and environmental training related to work activities especially safety and working at heights.
• Maintaining attendance record of the technicians.
• Attend to any emergencies or incidents within the department 24/7.

• Planned field surveys to determine the location for a new building.
• Carrying out all the necessary measurements and providing data required for the designing team.
• Work with the team before construction begins to determine whether proposed plans will abide by state regulations.
• Planning, Scheduling and allocating resources.
Plan, schedule and coordinate site activities to meet project deadlines & installation is done as per project specification.
Attend main contractor & sub contractor meetings and ensure that their feedback and requirements are communicated to projects & implement the same.
To effectively and accurately communicate project specification to assigned sub contractors to avoid any deviation to specification & monitor the same.
Ensure that materials received are in line with project requirement and as per project time line.
Track records & generate various reports -daily man allocation, daily & weekly progress report, variation report, site status report, installation report, material receipt report, internal inspection report, and job completion report to continuously monitor project status.
To identify project risks in terms of Cost, Scope and Programme, ensuring project budget are in line & controlled.
