Successfully reduced schedule by 4 months and reduced the cost by >$1M USD. Kept meticulous financial records and analyzed that data against the budget and managed project effectively to maximize profit and client satisfaction. Trained and promoted continued education for all onsite crew members, including health, safety and skill-set development.

• Directed planning, budgeting, vendor contracts, and quality assurance efforts to transform an 8-story historic landmark into a boutique hotel for the Hilton Group.

Sharp Grossmont Hospital
• As part of a project turnaround, I spearheaded a tenant improvement project for nuclear medicine and ultrasound suites that was 12-months behind schedule and more than $500, 000 over budget. I assessed and renegotiated existing agreements, worked directly with subcontractors, client, and executives to meet milestones, and, at the close of project, achieved a high-level of client satisfaction.

Conducted weekly production and operations meetings to resolve critical issues and adjust, when necessary, to satisfy the client as well as ensure positive financial results.

Kendeja Luxury Resort and Villas
• $30M, Full service, 13-acre, 120 room villa-style luxury resort including restaurants, pools, spa and all utilities and infrastructure, built in Liberia, West Africa. Worked with leadership to create budget and tracked actual expenses against projected expenses. Determined the project schedule, which included the sequence of all construction activities. Managed up to 18 expats, responsible for managing specific workgroups, and >1000 local laborers. Oversaw employee attendance record, handled payroll, interviewed, hired, and trained. Assured that sites were compliant with health and safety and environmental (HSE), and federal, state and local regulations.

Juba Hotel
• $18M, helped to develop creative design concepts and pre-construction of 130 key, 5-story hotel in Juba, South Sudan.

Firestone Rubber Plantation
• $2M, Design, construction, and project management of low-income housing communities in Liberia, West Africa, including medical clinics, church, and schools.

Embassy of the German Republic
• $12M, renovation of the existing German embassy in Liberia, West Africa.

In 2014, I was made 6-dan & Branch Chief Officer for the State of California from a distinguished organization headquartered in Tokyo, Japan. I have also trained thousands of students in Australia, United States, Sri Lanka, and Africa in a style of karate that I developed.
