In addition to the responsibilities I have as a Development Manager, described below, I was dispatched to manage the day to day progress of two major projects located in the Business Bay district. I acted as the project manager and the team leader for internal and external team members for both projects ensuring final authority approval and delivery to the purchasers. The value of both projects combined AED 1 billion. In addition, I was tasked in my new role with providing financial feasibility and assist in tender analysis and reporting for two mega projects in Abu Dhabi and Dubai.
In this role I prepared the reports for the company top Executives and Board Members. These reports included financial status update and analyses and progress for the company projects in Dubai totaling 8 with an overall value of AED 7 billion. In addition I attended weekly site meetings to provide support to the site staff and ensure all issues are addressed in a timely manner. and if needed, raised to the level necessary to get it resolved. Also, I acted as the liaison between the Development Department and all other departments in the company, Sales & Marketing, Accounting, Legal, ..etc.
In this role I was responsible of generating and delivering real estate investment opportunities. I identified the markets, location, and the type of real estate investment that could achieve the best return to the company. I analyzed proposed investment and presented it to the Board of Directors for consideration. In addition to generating the investment opportunities, I was responsible for generating the necessary capital, debt and equity, to close on the investment. I negotiated land purchases, consultants and construction contracts, and partnership, development and management agreements.
Feasibility analyses, investment opportunities identification in terms of market, location, type of of property and capital structure. Negotiated land purchase contracts. In charge of team assembly to execute the development. interaction with authorities to obtain entitlement approvals. Responsible for the development delivery and the development P&L.
Leading the accounting department for a Hilton Hotel. This role included budget and forecast preparation, financial analyses of the monthly, quarterly, and annual results. In addition my role included acting as an adviser to other hotel departments to assist the department heads understand their cost structure and provide them with suggestions for revenue enhancement and cost cutting measures. In addition I reviewed and negotiated and renegotiated various service providers contract to ensure appropriateness of service level and price. I lead a team of 10 staff members.
