i) Facility management of
• Utility, residential, office complexes conference and data centers includes control rooms and central control room along the facility. Managing BMS such as HVAC, Electrical PMS, Solar PMS, Fire Alarm stations, Audio visual and Irrigation systems.
• Experience in developing energy saving measures, cost saving and improvements projects to current installations includes lighting retrofits; adjustments in operations with full customer satisfactions and utilizing existing resources with minimum investments. Do audits on Water & electrical consumptions for whole facility and take necessary actions to reduce consumptions.
• Responsible for maintaining site wide water quality with good knowledge in water treatment systems and chemicals.
• Developed Technical response team to handle emergencies to avoid any operational hazards / minimize service interruptions.
ii) Contractor Management:
• Ensures that the nominated Facilities Management Company provides the services as agreed and performs to required quality performance indicators.
• Manages controls and enforce permit to work system and policy.
• Managing performance of sub-contractors and controlling using Non conformances and Work permit system.
• Provide technical guidance and training to subcontractor team.
iii) Property Maintenance:
• Planning, scheduling work orders and ensuring the work orders are completed in timely basis including random PPM inspections.
• Closure of corrective work orders depending on the priority and service requests are completed on time incoordination service helpdesk including verification of repairs and replacement requests.
• Conduct routine Inspections and audits, ensures the upkeep of the areas is operated & maintained and report discrepancies if any.
• Report to Maintenance Manager any technical problems needs third party or interference from client.
• Review and analyse technical reports generated by Service Provider and enforce implementation of recommendations after investigations on critical cases.
• Reviewing the root causes analysis reports submitted by Service Provider for repetitive failures and discussing it with the manager in a weekly basis.
• Review of preventive Maintenance programs, task sets and do continuous development of the enhancement recommendation.
• Reviewing the PPM schedule periodically and reporting the progress to the manager with enhancement recommendations.
• Completes follow on PR raised and coordination for site execution of works until completion.
• Ensures snags received during any handover projects are monitored and closed on the agreed time with client.
iv) Administration and Coordination:
• Ensures facility is operating to compliance of client Standard operating procedures and in line with contract requirements.
• Maintains records of maintenance and prepares reports to management, as required.
• Attends all meetings and discussions related to common area and infrastructure.
• Prepares condition survey reports on assets.
• Conduct meetings with client’s facilities mangers and subcontractors to know their requirements and to updates Facilities operational status.
v) Customer Services:
• Visits the customers for the all the critical issues raised by them.
• Ensures high level customer service and all Service Requests are attended and closed.
Handle the tasks of supporting electrical/ instrumentation effort on projects including
participation in scope definition, project/drawing reviews, design correction, equipment
& instrument review, BOM requirements and construction/startup support.
* Installation of instruments, Loop folder preparation, loop check and pre-commissioning
of instruments.
* Familiar with all types of instrument related drawings and documents PFD, P&ID
, instrument layout, cable tray layout, cable and conduit schedule, instrument loop
diagram, interconnection, instrument hook up, instrument specification sheet and I/O
lists
* Familiar with Instrument data sheet, Selection of instruments as of requirements.
* Familiar with all types of flow, level, temperature and pressure instruments.
* Familiar with tubing and selection of tube fittings for all pressure transmitters and PDITs
in closed loop.
* Done installation of fire alarm system and Pre-commissioning.
* Familiar with cabling, gland sizes, selection of cables for direct buried and cable tray as
NEC voltage classifications.
* Done installation and control wiring of Pumps, MOVs, Control valves, Flow, Pressure &
Multiplexed temperature transmitters.
* Responsible for installing and managing MV & LV MCCs, MV & LV switchgears, MV & LV
transformers, LV panels, UPS and Battery chargers.
* Responsible for laying of MV & LV and instrumentation cables direct buried, trays and in
conduits.
* Responsible for installation of systems such as
* Integrated building management system (IBMS) Bacnet protocol.
* Chiller control system.
* Knowledge in PLC Honeywell HC-900.
* HVAC System.
* Fire alarm system.
* Vibration monitoring system.
* Irrigation control systems.
* Power monitoring systems.
* Sprinkler systems
Review of PFDs, P&IDs, and correction of instrument interconnection, loop diagrams,
hook-up, Electrical one line diagram and Electrical layout.
* Estimation of materials from the drawings.
* Installation of instrument as per instrument hook ups.
* Calibration of instruments, Functional testing & loop checking.
* Knowledge of Yokogowa Centum series DCS & PLC Triconex
