Ensure prompt and regular submission of Interim payment Applications, negotiation with consultant to get timely certification.
Assist in the procurement process for Sub-contractors, Material Suppliers and Service Providers
Calculate Sub-contractors monthly liabilities showing realistic figures and a prudent allowance for forecast costs and considering potential risks
Prepare Work Activity Breakdown for all Sub contract works (ie. Fire Fighting, Fire Alarm, BMS, Chilled Water, and Telecommunication System), Review & Evaluate Subcontractor Payment Applications, issues Payment Certificates.
Assist in the evaluation of claims received from the Sub-contractors
Obtaining close out documentation upon completion of Subcontract Works and negotiating final (end) settlements of the Subcontract.
Seek out potential variations through project correspondence and documentation and issues arising on site, timely issuance of notices of Cost/time impact.
Prepare variation submissions including detailed Cost Breakdown and other supporting documents to the Employers professional team including finding the maximum return for the Contractor.
Maintaining Variations Log that tracks the current status of all Submitted variations, Substantiations and negotiations of Variations with Consultant.
Drafting contractual correspondence and notices and ensuring they are issued on time to the Subcontractors as per the provisions of the Subcontract
Prepare and Submit Monthly KPI Report to management which contains the Planned, Actual & Forecasted Cost of Site Labors, Site Supports, Plant & Equipment and Management Staff.
Arriving new rates for Non BOQ items.
Prepare Budget Vs Quotation Comparison for all major items and assist Commercial Manager to manage Budget deficit through Cost reductions/ savings.
Review of BOQ’s prepared by Concepts (ie. EMAX, MAX, Center Point, Home Box, Iconic)
Floating Tender enquires and preparing Tender Comparison Statement for received tenders.
Involve in negotiation with tenderers, Preparation of Tender Evaluation Report, Preparation of Approval Note of selected vendors for management approval.
Assist Project Manager in all Commercial Meetings with Consultant, Contractor & Supplier.
Floating Quotation Enquiry for materials including long lead items, Obtaining Minimum 3 Vendor Quotes, Budget Comparison, Obtaining management approval, issuing LPO through Web Portal.
Preparation of BOQ for Additional Works based on Design Drawings.
Review of variations and make recommendations to Project Manager after Variation Assessment.
Review of Interim & Final Payment Application of Consultant, Contractor and Suppliers, Evaluation & Certification.
Detailed Quantity Take-off, Estimation & Costing.
Preparation of Interim & Final Payment Application, Attending monthly site walk with main contractor to agree progress for the payment, obtaining Certification.
Review RFI’s, IFC Drawings and Direct Instructions from Client for any Cost & Time impact, Notifying Main Contractor/ Consultant, Preparation of Variation with detailed backups.
Re-measurement/ Site measurement as required.
Prepare list of materials to be purchased as scheduled, Prepare Cutting list (Counter Top, Floor & Wall Tiles, Quantities of Gypsum, Metal Studs, Supports & Hangers, etc).
Drafting Correspondences and ensure that all project commercial files (Incoming and Outgoing) are filed and documented.
Quantity Take-off based on Construction Drawings and Tender Drawings.
Floating Quotation Enquiries.
Preparing Interim Payment Application.
Evaluating & Certifying Subcontractor Payment based on Actual Site Measurement.
Preparing Work Inspection Request for Mechanical Works.
IFC vs Tender Comparison.
Maintaining Logs (LPO, Variation, Payments)
