• Identification of the scope changes as per the contract documents, sending notifications, prepare and submit the claims with the proper substantiated documents and follows until getting VO’s.
• Prepare the monthly project cost reports and internal commercial reports against the agreed budget by compiling all payment/cost-related information and regularly presenting to the management in a clear and concise format.
• Prepare the Sub-Contractor's to progress payment certificates, assessment of variations claims, certification, final account, and project closeout.
• Prepare the interim payment application as per the work execution of the site and submit to the Contractor with all supporting documents.
• Provide full support to the third party to prepare the EOT, Prolongation cost claim, and Labor Disruption Claim.
• Drafting contractual correspondence and notices and ensuring they are issued on time to the Subcontractors as per the provisions of the Subcontract.
• Study project documents / drawings / specification / conditions of contract.
• Advice on property taxes, rate fluctuation of the material, authority regulations, and local laws.
• Preparation of rate analysis for extra items / non-tendered items.
• Keep tracking of the construction materials and inventory.
• Invite the quotation from the Sub Contractor/Supplier, vendor negotiation, and comparison before award.
• Maintain working relationships with contractors and subcontractors.
• Quantity Take off for Payments, Variations and ordering materials.
• Preparing the Bill of Quantities.
• Preparing of the Rate Analysis.
• Verifying progress measurements in coordination with Site Engineers.
• Preparing Main contractor’s interim progress payments.
• Preparing Sub-Contractors progress payment claims, measurement and certification.
• Maintain records of site measurements and quantities.
• Timely entries of all Main Contract & Subcontract Payment Certificates.
• Assessment and settlement of Sub-Contract’s variations/claims
• Settlement of provisional sum & prime cost items.
• Preparing the main and sub-contractors final account and project closeout
• Handling all contractual correspondence in coordination with the Project Manager and Contracts & Claims Manager.
