- Review the project in-depth to schedule deliverables.
- Coordinate with all DAR Multi disciplines Leads, Sub-Consultants & Specialists.
- Establish active communication with all stakeholders.
- Ensure that DAR, Sub-Consultants & Specialists meet their contractual conditions of performance.
- Ensure proper documentation are utilized in the design project management and necessary archival is maintained.
- Review the work progress on daily basis, and respond to project submittals.
- Prepare internal and external reports pertaining to job status.
- Plan to avoid problems and resolve any emerging obstacles.
- Analyze, manage, and mitigate risks.
- Perform periodic site visits.
Client: Public Investment Fund of Saudi Arabia (PIF).

PMO: JASARA (a joint venture development and portfolio organization intended to comprise the Public Investment Fund (PIF) with Saudi Aramco and Jacobs to be premier Program Management Company for social infrastructure delivery throughout Saudi Arabia and Across Region).

Role / Position: - Senior Architect | Leading (Tech. office & Construction Supervision).
Project Details: - KAFD is one of the largest construction sites anywhere in the world, and will include fifty-nine high-rise towers for both residential and commercial occupation. This self-contained 1.6 million square meter district will house retail, entertainment and hospitality offerings as well as 62, 000 parking spaces, all surrounded by lush, landscaped public open spaces all serviced by an ultra-modern light rail link. Dar Al Riyadh is involved in this groundbreaking development, supervising a large percentage of the project.
Constr. Value: 370 Million (SAR).
Duties: After the project construction activities were stopped for three years, it carried on again in 2019 with two main phases, (phase 1) which is the site preparation and (phase 2) which is the construction continuing.
Phase1: I had joined from the beginning till the end.
- HSE support: make safe works, assure the flowing availability (electrical panels safety requirements -typical floors edge protection - temporary and emergency lighting -temporary firefighting systems - dismantling scaffoldings and taking outside the site - storing the permanent materials - providing temporary bathrooms - housekeeping works for floors and facades from inside the buildings).
Phase2: Currently Responsible for all Architectural, Interior works and Landscape for (parcel 5.03):
Designer: Adrian Smith + Gordon Gill (AS+GG).
Use of building: Office, Residential, and retail.
Site area: 5679 m2.
Total built-up area (BUA): 57435 m2.
Office area: 17924m2.
Residential area: 13243 m2.
Retail area: 6792m2.
Levels above grade: GR+25.
Levels below grade: 5.
Building height: 105 m (between 86 and 105m).
Duties are including and not limited to:
* Leading and conducting full site supervision for all activities relating to architectural, façade, interior & landscape work.
* Leading all the Review to all submitted workshop drawings by the main contractor and façade contractor.
*Validating the dilapidation reports conducted by the contractor.
* Leading all the Review and releasing to higher management using SNAGR software to all submittals relating to Inspection requests (IR) - Inspection test plan (ITP) - Material approval (MAR) - Method statement and risk assessment (MSRA).
* Replying to all RFIs submitted by the main contractor and façade contractor.
*Issuing if needed and releasing to higher management:
Nonconformance report (NCR) - Site observation notice (SON) - Standard operating procedure (SOP) - Request for Information (RFI).
*Reviewing/ Auditing the Variation Orders (VO) requested by the contractor.

Provide Supervision Support to DAR-CMS Staff, for DAR Properties and DAR Owners (Private Properties), Act as Assistant Project Manager in any project participating in, The Responsibilities include:
- Review design drawings, FF&E, and specification of the issue for construction (IFC) documents.
- Respond to contractor’s query to clarify design issues based on IFC documents and communicate with head office designers.
- Review and approve contractor’s material submittals comprising technical literature in accordance with IFC documentation, including inspecting customization at factories.
- Do a physical survey to materials at KSA Market.
- Review and approve of the contractor’s workshop drawings submittals to ensure compliance with design drawings.
- Conduct mock-up and snagging inspections and issuing reports.
- Manage and supervise inspectors to maintain the required quality control of materials and workmanship of site installation.
- Monitor contractor’s progress of works to ensure timely execution of work in accordance with the project schedule and in coordination with the work of other trades and disciplines.
- Manage the Interior Design related handing over and close out documents.
- Propose Design Alternatives of certain details as required maintaining the design intent of the project.
- Attend as required at site progress, construction and technical meetings to discuss site issues with client, contractor, sub-contractor and suppliers and manufacturers.
Firstly, Design Field Duties:
Design Studies, Conceptual Design, Schematic Design, Design Development, Tender Drawings, Coordination, Reviewing workshop drawings provided by main contractors & suppliers, BOQ review, Presentation, Liaising Coordination at Government Authorities, Interior (Design - Material Selection - Detailing - Furniture selection - FF&E - Value Engineering).
Design Field Duties:
Provides Design Studies, Conceptual Design, Schematic Design, Design Development, Interior Interior (Design - Material Selection - furniture selection FF&E - VE. - Detailing), Coordination, Presentation, Liaising Coordination at government authorities, has been working through all design and production stages including Architectural, Urban, Landscape, Interior design - fitting out works & Kitchens, by closely monitoring the work of all junior staff, Attends and records meetings & workshops, Ensure the efficiency, adequacy and conformance of overall objectives of design phases.
Construction Field Duties:
Provides Indoor & Outdoor Turnkey Construction supervision for various kinds of projects, including Architectural, Luxurious finishing with high-end materials & Interior fitting out works, Renovation & Structural Construction for all project stages, Construction Management and Follow Up, Engineering technical input and support to the Project Manager in administering the construction contract, including Technical office work, Review and Processing of submittals, Approvals, Cash Flow, Pay Estimates, Pay Permissions, Quantity Survey, Reviewing and auditing invoices and measurement sheets, Scheduling and project control, Requests for Information (RFI), Requests for Proposals (RFP) and Change Orders, Coordination of work activities with all other disciplines, Coordinating between several contractors, Have a deep experience in Evaluation, Studying Claims, Invoices, Producing daily, weekly and monthly reports.
Thesis Title: (Basis and Criteria of the Correlation between Indoor & Outdoor Spaces in the Distinctive Gated Communities - case study: detached houses). (Architecture / Interior design) as a major study moreover Urban Housing & Landscape as a contributing studies; The Thesis analytical study deals with the different ways for achieving the correlation between indoor and outdoor spaces in the detached houses in the distinctive gated communities, which acts as a design guide for the architect during the design process to achieve this goal, in order to raise the efficiency of the luxury indoor residential spaces.
