• Manage all assignments of Real Estate & Maintenance staff and Liaise with Finance Staff to monitor payments from tenants and manage payments to government authorities, suppliers, insurance and contractors & negotiate for better services and deals for the Group portfolio as AMC’s contracts for fire & safety, Chillers and AC’s services, Plumping and Electrical, Lifts/Elevators and review the PPM reports for all projects and all schedules.
• Act as intermediaries liaising between property Landlords and Tenants for any matters relating to the properties for residential and commercial units.
• Develop networks and promote relationships with contractors, suppliers, Hospitals & construction GM’s, Group Staff, attorneys, existing and potential tenants.
• Work closely with management to facilitate the internal and external audits related to area of responsibility and if required provides reports to support the audit process.
• Inspects grounds, buildings, and equipment, noting need for repairs, replacements and document the same for reporting. Plan schedules, assign, supervise and inspects for maintenance of proper standards to solve the issues promptly in the labor camps and the commercial/Residential units.
• Support the team in the implementation of Property Management Services to clients/stakeholders in line with the department objectives and procedure to ensure heights level of customer satisfaction for assigned projects.
• Assist with the preparation and administration of the annual budget with finance department and support the Chairman with all information and reports.
• Negotiate the leases, AMC’s, SP’s Quotations, offers, proposals and all related aspects belongs to service contracts.
• Following up with the reports such as vacancy report, Bad debts, bounced Chqs, legal cases, maintenance reports, SLA’s, KPI’s, leasing reports, Customer satisfactions Surveys, Lease expiry, Tenants service requests, etc.

• Responsible for the day to day operation of the assigned projects with a primary objective of increasing operational efficiencies, customer satisfaction and long-term shareholder value.

• Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.
• Review and audit property administration, accounting and maintenance areas to ensure compliance with established policies, procedures and business development.
• Inspect the properties to ensure the highest standards are maintained and evaluate effectiveness and efficiency of maintenance, grounds, and housekeeping operations.
• Assisting on the annual operating and budgets with the finance Department.
• Approve the tenants move in - move out, leases, TC’s renewals, SD refunds, rental decrease - increase, owner’s enquiries via Oracle and SAP system.
• Assist in the update, revision and/or development of forms, reports, documents and manuals relating to property management issues and operations. Ensure implementation as appropriate.
• Manage day-to-day operations of leasing and monitor and control property issues and operations.
• Manage the property coordinators, maintenance coordinators and admin support staff by setting goals and providing feedback regularly. Approve and verify all related invoices.
