Boiler Plant (24 Ton of steam/hr.).

Sewage Treatment Plant (10, 000 m3/day).

B.M.S control (A.H.U, V.A.V, Air cool chiller, Water cool chiller, Firefighting).

Right Using CMMS (Computerized Maintenance Management Software): MAXIMO.

Main Duties:

Review the Overall Maintenance Plan of M.E.P. systems and related task lists.

Ensure Proper Execution from All Aspects of Quality Health and Safety of Preventive, Corrective & Reactive maintenance.

Prepares and manages the yearly budget for the section. Discusses the budget with supervisor, recommends and justifies any variances.

Review the contractor Monthly KPI/SLA and highlight the failures and improvement areas.

Submitting the Monthly comprehensive reports for the building consumption and the outputs.

Technical Investigation in case of failures and submit an incident report with the R.C.A., and recommendation to mitigate the same.

Follow up the Payment Progress and the invoices Pending with the Client in coordination with the Head office.

Ensure that all site activities are conducted under controlled conditions such as-built drawings, method statements, specifications, and work plans.

Ensure the implementation of the project quality plan.

Develop a training Matrix as per staff requirement and follow up the implementations.

Approve the material, tool and equipment needed for the projects and follow up with the procurement department.

Responsible & supervisor for Operation and Maintenance of all M.E.P. systems.

Participate and witnessing the Handover of the New installed Systems, including T&C and Handover Documents.

Manage the mobilization and the demobilization Period with a tracker reflecting the Progress for the high management and coordinate with Procurement and other departments.

• Directs and supervises maintenance contractors and Marble trade staff.

• Supervises periodic maintenance, servicing and inspection of equipment including central air conditioning, centrifugal and absorption chillers, heating and ventilation systems, plumbing fixtures, sewage systems, electrical fixtures and circuitry, pumps, motors, elevators, related instruments and controls, etc.

• Sets up the Planned Maintenance Program and schedules for all Marble campus facilities. Must compile, publish, implement, and measure the planned maintenance plan for all built or installed assets.

• Attend to Emergency Maintenance and Call outs also Establish the On call Team with the
Procedure.

• Proactively coordinates with supervisors and heads of other sections, establishes standardized working relationship protocols.

• Responds to, and resolves problems or complaints raised by building occupants in a systematic and professional manner with follow up correspondence and manual customer satisfaction surveys.

• Manage the Contractors SLA/KPI as per the agreement and highlight if any failures.

• Ensures safety of personnel and building tenants when performing jobs.

• Recommends and performs technical training to staff.

• Technical Investigation incase of failures and submit an incident report with the RCA, and recommendation for Project Manager Approval.

• Ability to apply engineering best practices, codes, and standards to identify issues, recommend improvements, and implement solutions.

• Responsible and accountable for the coordination with Maintenance and other related Departments or subcontractors to ensure proper direction of executions.

• Responsible & supervisor for Operation and maintenance of Heavy Equipment system, Cars & Trucks.

• Responsible & supervisor for Operation and maintenance of A/C system, Making Heating Load estimation for projects depending on British standards using REVIT software.

• Participates in project negotiations with contractors and making the evaluation for projects on tenders.

• Visiting sites on hand to ensure proper execution.

• Performed reviews for shop drawings and made the necessary changes if required.

• Scheduled the timeline of project and prepared the estimated budget for the same.
