• Manage all the operations and maintenance of the facility's MEP works.
• Implementing the preventative and reactive maintenance plans relating to Mechanical, Electrical and Plumbing works (MEP).
• Identifying opportunities for system upgrades and retrofits to improve energy efficiency, reduce operational costs, and enhance system performance, developing design plans and specifications for these upgrades.
• Conducting energy audits and assessments to identify areas where mechanical systems can be optimized for energy conservation and designing energy-efficient solutions, such as the integration of variable frequency drives (VFDs), energy recovery systems, and advanced controls.
• Evaluating the heating, ventilation, and air conditioning (HVAC) systems and making design recommendations for improvements or replacements.
• Designing fire protection systems, including sprinkler systems and fire alarm systems, to meet safety codes and regulations.
• Designing and optimizing ductwork and ventilation systems for efficient air distribution and indoor air quality, ensuring proper ventilation rates and ventilation design for occupant comfort and health.
• Supervising and coordinating the installation of mechanical systems, such as HVAC, plumbing, and fire protection systems, ensuring that installations meet design specifications and comply with building codes and regulations.
• Overseeing the installation of mechanical equipment, including boilers, chillers, pumps, and air handling units, ensuring proper alignment, anchoring, and connection of equipment.
• Overseeing the testing and balancing of HVAC systems to optimize airflow, temperature, and humidity.
• Developing commissioning plans for new or renovated systems to ensure they operate as intended and meet performance criteria.
• Overseeing the testing and verification of systems to confirm that they are installed correctly and function properly. This includes functional performance tests and verification of control sequences.
• Reviewing architectural, mechanical, electrical, and plumbing drawings to ensure they align with maintenance requirements and standards.
• Performing quality control checks to verify that drawings accurately represent the intended design and incorporate maintenance-friendly features.
• Review and maintain maintenance logs, maintenance budgets and all documentation necessary to the completion of a task.
• Prepare and submit summary reports of conditions in buildings and recommend actions to be taken.
• Preparing the Inspection Reports and Technical reports for the equipment’s.
• Deal with emergencies, unplanned problems and repairs
• Discuss with tenants regarding the modification works following the standards of fire safety and municipality.
Designing and overseeing HVAC systems.
Overseeing the installation and commissioning of mechanical systems during construction.
Co-coordinating with clients, Consultants and contractors.
Preparing cost estimates and budgets.
Co-ordinate with architects, electrical engineers and other departments and resolving problems related to mechanical system during construction.
Maintaining detailed records, drawings and documentation.
Maintaining inventory and request materials required on site.
Raising inspection after work completion.
Preparing handover documents at the end of the project.
