1) (2B+G+4) Building No.36- for Ministry of Human Resources & Emiratisation on Plot No. 2640993, Muhaisanah second, Dubai, a Project of Contract Value AED 160 Million for Emirates Real Estate Company.
2) (G+4) Labour Accommodation 1& 2 on parcel ID-5999-223 & 5999-224, Jabel Ali Industrial area, Dubai, a Project of Contract Value AED 50 Million for Injazzat Real Estate Development.
3) (G+1+Roof) Community Centre Development on plot no. 248-6508 at Al Qusais, Dubai, a Project of Contract Value AED 60 Million for Wasl Real Estate.

Key responsibilities Includes:
All the contracts/commercial Management of the projects including:
Pre-Contract:
Included drafting & interpretation of Tender/bid documents including Bill of Quantities and Contract documentation, floating tenders, tender addendums and liaising with design team of Architects and Engineers for tender clarifications, tender/bid evaluation, post-tender addendums, Tender analysis/report negotiations with builder / contractor and recommendation on award of contracts, feasibility studies, cost planning etc.
Post-Contract:
Assessment of Contractor's Monthly payment applications and issue of Payment certificates, contract variations and claims, budget estimates, value Engineering, contract administration, day today Contractual correspondence, attending weekly Client meetings, etc.

Major Project: (2B+G+M+11) Floors Residential Development & Car Showroom in Rawdat Plot E48-C39. Abu Dhabi, a Project of Contract value AED 277 Million for Al Tayer Motors.

Key responsibilities Includes:

All the contracts/commercial Management of the project including:
- Specialized construction claims management systems for projects / clients in order to manage, mitigate, defend and create claims/ counterclaims as per FIDIC.
- To manage the commercial activities for contracts & procurement in a timely manner by meeting corporate financial objectives with appropriate risk management.
- To manage the entire commercial process from contract initiation to contract closing with client / main contractor, suppliers and sub-contractor and company’s cash management procedures.
- To valuate progress and final payments in connection with main contracts.
Act as arbitrator in cases of dispute in connection with quantity differences between tender & construction and accordingly raising of extra claims as per contract terms.
- To administer site cost control activities and assess cost effects when changes occur at site and agree on variation with main contractors, contractual correspondence, Sub-contract Management, supervision of Q.S. team, client /Consultant Periodic Meetings/ interface, etc.

Job Responsibilities:

1.) As a Contracts manager: (October 2010 to Febr. 2014 & April 2016 - Dec.2017)

Key responsibilities Includes:

- Be the main contractual interface to Client/subcontractors/Suppliers.
- Reviews of Conditions of Contract at pre-contract stage/tender stage and identify/notify the potential risk analysis to the Management.
- Close coordination with project team to have a proper Post Contract Administration.
- Prepare Contract Documents for legal review and approval.
- Reviews and comments (if any) for all the Subcontract/Purchase draft Letter of Intent.
- Reviews understand and manage Purchase and Subcontract Agreement draft prior to the approval and ensure that are in line with established practices and clauses in order to minimize the potential risk.
- To ensure all the Variation notifications are provided within the time frame as stipulated in the conditions of contract clauses.
- Prepares/manages Variation Order cost submission to Client/Subcontractors, complying relevant comments and agreement with Consultants providing sufficient back up information.
- To ensure all the Claim notifications are provided within the time frame as stipulated in the conditions of contract clauses.
- Claims/E.O.T. submission draft reviews and comments.
- Manage project Insurances. - Monitor and getting regular updates from the site Quantity surveyors with regards to Interim payments, Variations and Claims.
- Support project team to work within the requirements, terms and conditions of the contract to meet contractual obligations and commitments. - Negotiate whenever needed with Suppliers/Subcontractors on changes and disputes to close out Contract Agreements.
Also involved in day today Contractual correspondence, attending weekly Consultant/ Client Progress meetings, Supervision of QS team, Procurement process, Commercial Management, cost and budget reports, value engineering etc.

(Achievements: Successfully Managed and achieved the commercial success of the project through efficient Contracts management by Claiming variation/Claims including E.O.T. Claims with approved Cumulative Value of AED 26 million as addition to the Contract).

2) As a Cost Control Manager (March 2014 -March 2016): Based in the Head Office (Building Division), Dubai:

- Monitoring the financial progress of a project, computes operating fixed and variable costs and compares such costs to budgets.
- Review and allocation of budgets based on the approved Budget/ B.O.Q. price for Package Subcontracts/supply agreements.
- Comparing budget amounts to actual expenses that help senior management to adjust project costs while work is still in progress. - Preparation of (Cost Value Reconciliation/Variance analysis) and reports to the Senior Management the risk areas and exert best efforts to minimize the deficit between Packages awarded and Budget allocations by reaching to the Tenderers /Suppliers for re negotiations and ensures that the cost control procedures and systems are adequate and functional.
