Roles and Responsibilities:
•Implementing the planned preventive maintenance (PPM) schedules & Reactive jobs to follow up on the same by accruing the permit and confirmation from premise management all calls and ppm are logged.
•Providing the satisfied and excellent customer support by liasing with Landlord, Sub contractors and owner association.
•Proven track and sound knowledge of managing and leading the team to maintain the site up to the mark without any hassles.Identify the root cause of the defect or malfunctioning.
•Responding to the customer as per priority and agreed SLA, for the breakdown reactive calls.
•Handling the customer complaints and requirements through email and phone calls.
•Maintaining the community area like swimming pool, gym etc.
•PPM to be conducted at regular intervals within timelines.
Physical security: monitor 24/7 on site security at all entry & exit point, staff movement, material movement, visitor’s movement, locker & key management, first aid, escalations, access control & ID card, monitor 24/7 CCTV operations, fire drill and public address system.
Property Management:
•Maintenance of landscaping, grounds and site improvement.
Maintenance of HVAC, Chiller, AHU, Electrical, DG, and telecom cables.
Maintenance of building structures, elevators, vehicle parking, pest control and structural glass cleaning.
Operation & Maintenance of Generator with ATS panel & Auto Synchronizing.
Operation & Maintenance of UPS.
Fire Fighting Controls-ABC, CO2.
• Preparing assets and snags for the respective building
District Cooling Plant-3, Burj Dubai District.
•Commisioning&inspection of MDBs, SMDB’s, cable tray, conduit, cable laying & termination, earthing.
•Assist the
RESPONSIBILITIES:
•Installation of conduits, cables, sleeve and marking, bus bar riser, ductworks, and preparation of load schedules.
•Testing of all electrical equipment, fittings and work implemented meets as per consultant’s requirement and specification.
•Posses’ excellent knowledge about MEP works. Preparation of MEP schedule of works and tracking the same.
•Visiting the site on frequent basis, and checking the progress of works, and locating the critical area of work need to expedite.
