Develop feasibility studies for real estate development projects in the Middle East, and presented recommendations to the CEO and top management.

Analyze new development opportunities to determine whether they are consistent with the company's strategy and provide recommendations to management.

Perform project due diligence including market research, financial modelling, sensitivity and risk analysis to ensure the proposed development achieves the company’s target IRR.

Prepare financial models to determine projects profitability and returns, as well as the optimum Debt to Equity ratio to balance high project returns with reduced risk to shareholders.

Liaise with the investment team to guarantee fund availability, and reviewed loan structure and conditions to ensure being in line with funding needs throughout development duration.

Negotiate with the operations team to ensure accurate estimation of development construction costs, maximizing projects’ returns.

Coordinate with external consultants to ensure the best use design for the development, while complying with the pertinent regulations and requirements.

Review and approve monthly Cash Flows of on-going projects, to control expenditures, and determine the variance with the initial feasibility and projected returns, raising flags to concerned departments to avoid budget and schedule overruns.
