- carry out the snagging and issue certificate before Customer orientation to ensure properties are in good condition and are ready for viewing
- carry out the de-snagging process after Customer Home Orientation and issue 'Handover Certificates' to confirm that customer snags are attended and properties are ready for beneficial occupancy.
- coordinate readiness of the properties with contractors and Project Managers.
- carry out the checks and snag list for `mock-up' units during construction to ensure high standard of quality and level of finishes, as per DP's Standard.
- dispatch jobs and follow up closure with contractors; update oracle and close opened SRs in the system.
- attend to customer SRs in case of contractor failures (CF); to ensure the expenses are efficiently recorded and costs are deducted from contractor retention.
- attend to customer SRs which are under DP warranty for DP owned assets and for completed properties in our inventory
- Identifying manpower requirement based on trade to carry out work during DLP period.
- manage the team of outsourced Engineers
- Inspecting unsold apartments and to maintain and carry out works on unsold apartments.
- Assist the Line Manager, Property Quality Assurance in implementing the strategies, policies and procedures for the department
- Ensure that all tasks assigned individually and to the team collectively are completed as planned, on schedule
- Report on a regular basis to the Line Manager, Property Quality Assurance on all issue concerning the snagging, de-snagging and property certification.
- Report on regular basis to the Line Manager, Property Quality Assurance, all major inspection- related issue and suggestions for improvements.
- Take initiative and provide inputs to the department's continuous improvement process.
- Handling direct work executed on site by main contractor or sub-contractors and assist the construction manager in specific duties.
- Responsible for all day-to-day site activities.
- In charge of all finishes works.
- Strict enforcement of Safety & Quality & Housekeeping measures at site.
- Maintaining a healthy relationship with all workers in the project and keeping a strict vigil on program.
- Take all necessary measures for an organized mobilization of site facilities.
- Letting of sub-contracts after assessing the Trade Contractors capability to provide a quantity product as described under sub-contractor selection criteria.
- To facilitate and coordinate all the sub-contractors work
- Monthly progress claims, payment control and verification of works complete.
- Variation claims and follow up.
- Responsible for the direct execution of the works in strict compliance to the contract specifications and requirements.
- Supervise the quality inspections and testing required by the quality procedures, supervise the procedures for inspection and testing materials.
- Coordination between sub-contractors.
- Should notify store keepers of materials approved by the engineers and conditions of storing as per manufacturers recommendation.
- Reviewing Material submittals, method statement, shop drawings and RFI.
- Supervising the construction works of projects in accordance with the Contract Specification and Drawings including issuing site instructions and NCR.
- Controlling Projects’ cost, Time Scope and Quality.
- Conducting progress meetings & Technical meeting with Contractor & Sub- Contractor’s.
- Handling all changes as instructed by the Client and liaising with the concerned parties for required implementation.
- Monitoring the Master Program and tracking critical Paths and milestones.
- Review the corrective actions proposed by the contractor, respond / follow ups and close out procedure.
- Assist the discipline staff in the review of submittals, specialized on-site / off-site inspections, testing and commissioning, including shop drawings, materials and alternative proposals submitted by contractors.
- Create 3D models based upon sketches from the director or drawings supplied by other consultants.
- Develop plans, sections, elevations and details cut automatically from a 3D model for medium to large scale projects.
- Clearly annotate, dimension and detail production drawings in conformance to OLC standards and practices.
- Plot drawings to pdf, dwg, or to paper plots from large projects.
- Create 3D visuals or renders on an as-needed basis for marketing or project use.
- Assist in the implementation of specific firm wide strategies and collaborate with teams locally to insure Revit success.
- Coordinate the expansion of existing Revit content and detail libraries.
