An International Joint Venture between two of prominent real estate companies in the region - Eagle Hill UAE and Diyar Bahrain.

Key Projects Handled:
• Marrasi Al-Bahrain, Diyar Al Muharreq - Kingdom of Bahrain, with a budget of 1 Billion USD
Scope: Mixed use development consisting of one Luxury Mall (Similar to Dubai Mall - Planned to be third biggest mall in region 570k BUA) + six Hotels (4 and 5 Stars) in addition to 10 Residential Towers and promenade.

Notable Achievements:
• Spearheaded a team of team of 6 Contracts, QS, Procurement and Cost Managers towards management of contracts.
• Provided expert contractual solutions, robust tender analysis, contract formation, pre and post contract admin in addition to claims handling and dispute management.

Principal Accountabilities:
• Conducting a strategic review of the development and implementation of the contract management process/strategies to realize maximum commercial benefit.
• Monitoring the proper implementation of the commercial, legal and substantive components of the contract, contributing in preparing pre and post stages and tenders; listing the rights and obligations associated with the contract for both Consultants and Contractors..
• Serving as a focal point for all contractual and claims aspects and the resolution contractual issues, claims and disputes as well as provisional sums, PC, payments, engineer instructions and variation orders.

Scope: Mixed use development consisting of 216 sustainable heritage buildings and rated under LEED certification system developed by the US Green Building Council. The project includes 250+ retail Packages (Contractors / Consultants) with total plot area 3.5 km2 (14km2 BUA areas).

Principal Accountabilities:
• Directed a team of 16 international consultants, offered professional advice to the contract proponent in the development of contracts, while efficiently handling the whole remit of company claim submittals and dispute resolution.
• Supported the interface for project management with other Project departments and maintained all contract information and documents, claims, payments, engineer instructions and variation orders, VO’s etc.
• Drafted and negotiated contractual instruments, provided inputs to selection of strategic procurement approach, form of contracts, changes control systems, valuation methods, VO’s logs and related mechanisms.
• Prepared variation orders and change requests, e.g. compilation, submission, negotiation and timely closure of incoming and outgoing claims against contractual partners (customer, other Project departments subcontractors and suppliers):
• Took ownership of all project communications, conflict resolution, and compliance on project deliverables and revenue during the project delivery phase.

Scope: Mixed Use project involved in Construction of residential villas (2500 No), buildings (46), 3 mosques, one school, one hotel, on built up area of six 600, 000 m2, situated on one million square meter land plot
• 2009 - 2010: Amman Gardens, Adjacent to Queen Alia Airport - Amman -Jordan with a budget of 950 Million AED
Scope: A large scale mixed use residential/commercial community consists of 1846 villas and two condominium buildings with total built up area of 272, 000 m2, situated on half a million square meter land plot
• 2011 - 2012: Al-Habtoor Island Resort/Spa on Plot C-34, Jumeirah, Dubai - UAE and budget of 468 million AED
Scope: 5 Star Hotel & Resort - the project comprises a five star Hotel (Main Building), 4 no’s attached villas, squash court, beach restaurant, Jetty restaurant and services block. The main building consists of GF, 5 floors, 3 basements with an integrated apartments and common farcicalities. Consultant: Khatib & Alami)

Notable Achievements:
• Significantly contributed in concluding Contract and Quantity Surveying works for 3 mixed use projects with a total value of 12 Billion AED in 3 years.
• Succeeded in issuing hundreds of variation orders of value 400 million AED for the Al Reef project and BMC Project.
• Saved the company about 50 Millions in the BMC Project, by advising on Contractor’s negative variations and claims.
