Lead Project Facilities & Maintenance Management of a project (Past: Avenue Mall, Bayan Palace & CBK HQ Building (41 storied, Present New Jahra hospital project 1235 bedded).
Engineering equipment (HVAC-Chillers, Cooling Towers, FF & Plumbing- Pumping stations, Electrical equipment- Switchgears, transformers, building LV Systems etc.) Operation & Maintenance under standard policy & procedures (ISO, QHSE & Local regulations).
Resources like labor, material, equipment, site facilities and maintenance management.
Liaises with the Procurement department to negotiate with approved vendors / suppliers and subcontractors for various supplies / material as per project (pre/ post tender).
Study, analyze, evaluate & estimate FM projects, tender documents, Project budget from a technical point of view in order to identify risk factors, ensuring that technical terms comply with the relevant standards and coordinates for overall risk assessment.
Prepare, Reviews and finalizes project/tender cost estimates in terms of the required material as per bill of quantities (BOQ), amount of work, material/ equipment/sub-contractors and manpower requirements during the tendering phase; this includes all systems, products and services to client specifications/ requirements.
Enquires, consults and coordinates with client & consultant representatives for specification/ technical and BOQ clarifications required for projects operations, tenders and proposals.
Presents report on FM Operation during monthly management meetings to discuss/ assess the project operation and presents aspects related to it.
Soliciting and follow-up with the stakeholders for method optimizing in order to reach cost efficiency.
Manage and monitor the performance of direct report and provide guidance as and when required.
Constructions phase and DLP Snags & Work orders execution, monitor, hand over to the client with consultant approval.
Subcontractors, Equipment supplier and special system project installation & maintenance subcontract management.
EHS & quality management, ISO, policy procedures follow up.

Projects: 2 Residential & commercial projects in Medina Munawwarah
•Lead the Facilities Management projects of 2B+G+2Mez+10Floor typical + 1M Floor, Commercial & Residential Complex (2 projects, multisite)
•Planning for properties Engineering operation & maintenance like maintenance & upgradation, renovation or modification of the physical structure, guest rooms, offices, plant equipment, utilities & facilities of the complex;
• Preparing departmental budget, forecast to control labor, materials, subcontractors & other expenses as required.
•Dealing with local authorities, contractors, consultants, shops & offices & helps in formulating the contracts.
•Maintaining the Guest Rooms, Chillers, HVAC, DG set CB, Transformers & Switchgears, Elevators, Escalators, Plumbing & Pumping system, security systems like Fire Fighting & Fire Alarm, CCTV, Telephones, etc.
•Quality, Environment, Health, Safety & Security Compliance.
•Manage the performance of all sub-contractors on site.
•Guest Satisfaction improvement & regular monitoring the same.
•Upgradation of equipment as and when required. Energy conservation & regular follow up.
•Monitor & control of cost of daily operation & capital expenses.
•Training & Development of associates. Management review meeting & follow-ups
(Mechanical) in Engineering Department of the Plant.
•In-charge Mechanical Maintenance of Production Plant equipment, machinery & utilities & report to Plant Maintenance Head.
•Assisting the Engineering Maintenance Manager on production target through the achievement of total quality, process development, maintenance, quantity, health, safety & security & finally the ultimate customer satisfaction.
•Handling project execution on equipment & machines; TPM/ISO/Kaizan/Quality implementation, execution, modification & correction related documents preparation, preservation, etc.
•Manage pricing & negotiations, vendor development & ERP solutions.
•Develop standard operating procedures for all maintenance and pm processes; introduce a CMMS to ensure timely preventative and predictive maintenance schedules are met. Maintenance Contract administration & supervision.
•Resources planning, allocation, supervision & monitor. HSE & Engineering Skill Development Training to associates.
•Reporting on performance of the mechanical section. Facilitate Internal & external Audits
Central Workshop of Air Defense Site at Khamis Mushayt
•Assist the Central Workshop Manager on the maintenance activities of Air force Buildings & facilities.
•Carry out preventive, predictive & breakdown maintenance of Passenger vehicles like cars, pick-ups, buses, trucks, Cargo vehicles, Earth moving heavy construction equipment, power plant generators, STP etc under Defense standard of work procedures.
•Coordination with logistic department. Fleet management
