Projects:
A) To direct, organize and implement the strategic plan for the IFM project within its project. Defining the commercial and business strategy, monitoring compliance with the annual plan and budget.
B) Ensure that all established procedures and process are understood and implemented.
C) Provide guidance and support to management and staff on issues relating to operations, communication, and human resource enhancement, standardizing procedures, system applications and executing processes to meet customer needs.
D) Collaborate with management to develop continuous improvement methodology in key areas of service profit and growth, and use key performance indicators to drive and quantify cost optimization while maintaining customer quality and service.
E) Manage budgets so that projects are delivered within budget and provide management with early warning of any potential budget overruns so that risk can be managed and mitigated.
F) Lead the site Maintenance function in providing both a reactive and proactive, multi-skilled maintenance service on all operational equipment and facilities infrastructure.
G) Responsible for planned scheduling creation and overseeing the adherence and timely completion of work carried out. Increase the site operational effectiveness.
H) Improve on project delivery, mean time between failure and downtime reduction, and manage and implement improvement plans.
I) Managing both hard and soft services including security services.
J) Develop Planned Preventative Maintenance (PPM) schedule, ensure full preventative maintenance is carried out, plan in missed maintenance activities, and lead the team to deliver effectively.
K) Optimize equipment according to standard procedure, enhancing performance and product quality, ensuring the achievement of all Key Performance Indicators (KPIs).
L) Schedule both internal and external work(s) maximizing planned down time and reducing unplanned downtime.
M) Drive Key Performance Indicators (KPI's) ensuring the compliance of Health, Safety and Environmental requirements.
Bidding:
A) Site survey.
B) Preparing technical and commercial proposals, presentation, clarification and negotiation with client until awarding the project and sign off the contract.
C) Preparing project manual: Methodology, policies, SOP and organization chart.
D) Project Mobilization.
In Addition to the previous responsibilities:
A) Maintenance Management & Planning: Preventive, corrective maintenance and breakdown / accidents for more than 2000 equipment / vehicle / units.
B) Spare Parts: Planning, blankets orders, control and monitoring the spare parts consumption and parts recovery.
C) Equipment Performance (KPI): Monitoring and analyzing the availability, utilization, reliability, mean move between failures (MMBF), mean time between failures (MTBF).
D) Budgeting CAPEX & OPEX: Prepare and control the yearly Capex and Opex budget for more than 9 workshops / sections (Ship to Shore, Rubber Gantry Crane, Straddle Carrier, Tug master and Forklifts, Air Conditions, Fleet Control, Facility Maintenance, Electrical and Reefer.
E) Manpower: Recruitment planning, turnover rate, performance and overtime monitoring & annual appraisal.
F) Safety: In charge of Engineering Safety, working on ISO 9001/14001/14045 Standards, preparing Job safety analysis (JSA) - Standard operation procedure (SOP) - Risk assessment.
G) Engineering Administration.
H) Workshops: Direct in charge of 4 workshops, Facility Maintenance, Air-conditioning (HVAC), Reefer refrigerated container and Fleet /vehicles control.
A) Projects:
Prepare specification sheets, tenders evaluation, contracts, payments, third party quality assurance, design review meetings, site visits during manufacturing / loading, offloading / delivery, commissioning, testing, training, certificates, punch lists, final acceptance, handing over, warranty and anything make the projects going smoothly.
