• Managed the Pyramid Hills Villa project which was nominated for the prestigious SBID Design International Award.
o Implementation of new project management process, reducing project cost by 10%.
o Incorporated design changes (Change Management) and new product lines to successfully transform design conception to fruition.
o After suffering a 6-week project delay due to importation of building materials developed a fast-track plan that was able to recover the 6-week delay and still complete the project on-time and on-budget.

Spearheaded the evaluation process for procurement. Created and priced the BOQ for all residential or commercial projects. Sign agreements with Subcontractors and negotiated prices and payment terms. Conducting Procurement Audits during site work ensuring that quality and schedule where in line with the terms of the contract.
• Developed criteria and established weighted vendor selection process culminating into a higher quality product and improved customer satisfaction.
• Developed a reporting system of end of project performance and cost control process to be recorded as lessons learned and to be used toward new project estimation which led to an increase in margins by 5-10% per project.

Custom designed and constructed homes in suburban areas of Minnesota, USA. Met with inspectors on‐site to ensure that construction was kept on schedule and up to code. Management of balance sheets, progress draw requests and loan requests with resource allocation to contractors and suppliers.
• After assessing existing construction completion times, developed a new scheduling technique that reduced home building completion times by 20%.
• Reduced construction cost by 10% by utilizing Negotiating Techniques and implementing various construction contract types to keep costs down as well as leveling out funding requirements.
o Switched contract types to Lump Sum Contracts with sub- contractors insuring no cost overruns.
o Negotiated clauses for example, early delivery bonuses and delay penalties, while also setting the appropriate quality standards.
• Developed and Implemented improved project scheduling techniques leading to production rate increase of homes by 30% a year over a 3-year period.

Managed completion of residential and commercial construction projects valued in excess of $3M annually. Supervised crews of up to 25 master carpenters, journeymen, drywall hangers, foundation and general labor personnel, and managed outsourced resources. Signed off on completion of all trade work ensuring proper completion work and quality requirements.
