• Responsible for the operation and maintenance of the MEP services and other installed systems in the Building.
• All preventive, corrective, routine and emergency maintenance works are carried out for all assigned properties and buildings.
• Preparing documents for QCDD inspection and arranging all requirements for the QCDD inspection.
• Review and maintain maintenance logs and maintenance budgets, and complete any and all documentation necessary to the completion of a task.
• Supervise and manage the Maintenance team ensuring the tasks assigned for all operations and maintenance activities are carried out in an efficient manner.
• Recommend solutions and prepare relevant reports to ensure proper selection of outsourced services.
• Develops maintenance and work schedules, approves work orders, and sets priorities and workload coordination between the various trade groups involved, and the overall job so as to minimize disruption to the post.
• Read blueprints and plan projects to complete assigned tasks, and coordinate and follow up on incidental carpentry, masonry, and painting and plaster work.
• Manage PM work for all equipment, revise routine facilities inspection and execute corrective measures as required.
• Good understanding of the FM and HSSE risks and mitigation plans.
• Support facilities engineering and technically assist in areas of installation, startup, repair, training and modification.
• Preparing daily reports of work progress with work schedule planning and manpower utilization.
• Maintain employee’s technical competence and strive for excellent customer service.
• Ensure the work was carried in accordance with the Health & safety and environment regulations.
• Estimates costs related to layout design, project and maintenance including equipment and materials, labor, etc. and having good knowledge in procurement.
• Responsible for signing of such a checklist covering all aspects of installations, inspection, pre-commissioning and commissioning.
• Maintain and repair the control systems of the BMS controlled HVAC systems throughout the site.
• Renovate and replace equipment as required by fault finding to maintain equipment in optimal performance condition.
• Upgrades HVAC control systems and equipment and modifying or renovating as necessary.
• Monitor and record values of HVAC systems to build up a database of records to provide data for energy efficiency improvement.
• Ensure prompt resolution of potential hazards through reporting about practices if unsafe or adversely impacting the environment, Participate in scheduled EH&S training program.
• To ensure proper maintenance of materials and to advice on technology and modifications required to improve efficiency and cost savings.
• Work with the Maintenance Planning department to evaluate needs for all work requests both scheduled and unscheduled as well as any special projects that arise.
• Carry out routine checks for correct operation of all HVAC systems as directed by site management and Daily/Weekly/Monthly Servicing Plan.
• Checks routinely for correct operation of all MEP systems in the building that include BMS control of systems.
• Ensure overall preventive, corrective, routine and emergency maintenance works are carried out for all assigned properties and buildings.
• Monitor the operation of the HVAC control systems using the BMS to monitor performance.
• Adjust variables and provide adjustment as required to ensure systems are operating correctly within parameters.
• Mandatory to promptly report all accidents, injuries and unsafe working conditions or practices.
• Attending Safety Meetings and Toolbox talks to increase safety awareness.
• Ensure overall preventive, corrective, routine and emergency maintenance works are carried out for all assigned properties and buildings.
• Responsible for an Addressable & conventional fire alarm system, FM200 system, water and foam deluge system.
• To provide technical support and advice on building maintenance issues (MEP).
• Handling subcontractors for AMC and cost estimation for project and maintenance.
• Maintain a safe and secure work environment by following safe practices, keeping security information confidential.
• PTW Controller and site coordination.
• Assign and schedule work tasks with other facility technicians in a team-oriented environment, and perform initial evaluations of building systems and distribute work assignments.
• Evaluate team members’ individual performances to ensure quality operations, and investigate any and all accidents caused by team members, and prepare relevant reports.
• Work with the Maintenance Planning department to evaluate needs for all work requests—both scheduled and unscheduled—as well as any special projects that arise.
• Coordinate and follow up on preventative maintenance on refrigeration units, plumbing, electrical, overhead doors, and any other mechanical systems.
• Coordinate and assist in repairs involving basic electrical, mechanical, and plumbing systems.
• Read blueprints and plan projects to complete assigned tasks, and coordinate and follow up on incidental carpentry, masonry, and painting and plaster work.
• Review and maintain maintenance logs and maintenance budgets, and complete any and all documentation necessary to the completion of a task.
• Instruct team in how to dispose of hazardous materials in accordance with established standard procedures.
