facilities head - handling maintenance and soft services team
• Site Execution / Operations, Estimation, Tendering and Planning of all MEP (Facilities Management) works.
• Promotion of sales in the field of Security systems including CCTV, Fire Alarm, Fire Fighting, Access systems & AV Systems etc.
• Pivotal in design, execution and follow-up of preventive maintenance planner sheets, Coordination of annual planned preventive maintenance works (PPM) / Operation and Maintenance at sites, On- Call Services / Repairs & Operation & Maintenance works, client coordination and relationship building.
• Expertise in Technical & Commercial proposals, Estimation / costing / Budgeting of all Maintenance Projects - Dealt with costing of MEP tenders pertaining to Khalifa Port, ADNOC, ADWEA, CMW, Abudhabi Media, Musanada, NECC.
• Ensuring Maintenance and implementation of Computer Aided Facilities Management system (CMMS) and Hand-held devices (PDA), asset tagging, bar-coding.
• Expertise in overall management, coordination, delegation and control of the service department & other commercial activities such as preparation of offers, invoices & payment follow-ups.
• Estimation, Tendering and Costing of all MEP works.
Site Execution / Operations
To establish and develop a relationship with the Clients.
Follow up with Procurement of materials, supervision of
Logistics / Spare parts & follow-up with Musanada
Engineers for Approval.
Reception of complaints from end-clients, correlation and
delegation.
Maintenance and Installation of Fire Alarm and Fire
Fighting Systems., HVAC & Electrical equipments.
Preparation of Monthly Maintenance Reports, KPI reports,
HSE manuals and Safety Checklists.
Ensuring proper conduct of Weekly tool box talks, MSDS
reports etc.
Schedule and proposal of Annual Maintenance Planner
sheets.
Establishment & Coordination of Facilities Management
Software System - CAFM.
Overseeing Quality control, Health & safety matters in the
site.
Coordination of other Techno-commercial activities
Performing responsibilities of managing and delegating
tasks to the maintenance teams and make them
responsible for keeping the monthly records
Responsible for providing engineering counsel and
leadership in establishing and refining preventive
maintenance programs, employee training programs, and
manpower scheduling techniques
Playing key role in parts room inventory, efficiency
improvement programs, and regulatory compliance
programs
• Promotion of Sales & Business by ensuring regular Coordination with clients & customers.
• Overall management, coordination, delegation and control of the service department & other commercial activities such as preparation of quotations, Invoices & payment follow ups.
• Coordination of annual planned preventive maintenance works (PPM) / Operation and Maintenance at sites, On- Call Services / Repairs & Operation & Maintenance works of security systems.
• Attending directly to the customer (client) related issues and complaints and delegation of work among my team.
• Ensuring Team Management, Group activities, Labour welfare etc.
• Pre-sales Activities: Assisting with sales proposals, tender responses, and discussions with prospective customers concerning the ways in which the systems can be used to meet their requirements
• Recording and delegation of daliy Service (Work) orders, Monthly Planner maintenance and effective coordination of the same.
• Maintenance of Safety & to ensure the coordination of safe work at site
• Overall Site Coordination, Business development, delegation of works & overview of material & manpower.
• Undertaking safety assignments including Tool Box meetings, Risk assessments at various levels, Workers ‘Near Miss’, assessing the various chances of safety being misdealt.
• Preparation of Technical & Unpriced Proposals as per Tender needs.
