Currently handling the planning & growth of complete portfolio of group including residential, commercial, warehouses and labor camps

Major Accountability:-

● Supervise complete life cycle of leasing & manage the teams responsible for residential/commercial/industrial property management in Abu Dhabi, Dubai and Sharjah whilst ensuring operational policies and procedures are observed with regards to contract issuance, tenancy transfers, break-leases and check-in and check-out protocols.
● Ensure the respective property teams observe the protocols for the connection of utilities, water and electricity, and registration with tawtheeq for all new projects, existing and take-over projects, together with clearances, settlement and transfer of units.
● Monitor the Property Management System in an accurate representation of the property portfolio under management and that any changes to contracts are captured and recorded.
● Ensure the efficient handover of properties to owners and landlords as per company property policy.


● Liaise with FM to ensure the managed properties common facilities are maintained in optimum condition to generate maximum revenue
● Manage the PM team responsible for issuance of contracts, sending reminder letter for renewals and termination of contracts for property portfolio.
● Ensure the operational PM procedures defined in the Operations Manual are complied with and the appropriate documentation is raised.
● Ensure renewal notifications are issued to individual tenants three months prior to expiry of contracts.
● Oversight renewal of contracts, process rent reduction requests, break-lease and short lease extensions as per the procedures outlined in the Operations Manual Oversight any vacating request occurring at expiry of lease, by notifying the respective PM team for Check-Out & outlining and collecting all administration charges pertaining to the issuance, renewal or termination of contract.
● Oversight all new properties have leasing signboards when property is ready for leasing.
● Oversight collecting VAT charges from commercial leases.
● Oversight that all data input properly while property take over and replacing cheques.
● Follow for rent collection from the government departments.
● Ensure weekly, monthly reports are generated and submitted to management.
Specific Accountability:-

● Initiate any legal cases, logging and following up the case with the Legal team and the assigned lawyer’s office.
Handle and address any local Government issues.
● Resolve any complaints from either landlords or tenants.
● Follow all issues related to Municipality and ADDC.
● Assisting on leasing the vacant units.

Major Achievements:-

● Successfully developed relationship with key brokerage firms for land matters, related authorities and lead generation
● Successfully achieved the maximum occupancy rates of 98% in fully diversified portfolio.
● Successfully advised and assured NOI of (12% to 15%) to management on various projects post analyzing on four investment quadrants.
● Successfully advised management to acquire an asset worth of AED 52 Mn with a detailed working of cash flow analysis for 20 years along with the exits plan keeping NPV and discounted cash flow.
● Supervised all the division heads for controlled expenses & revenue maximization in budgeting process.
● Increased occupancy level from 82% to 96% in all assets class collectively.
● Formalized a complete marketing team and strategy and register the group on various marketing portals which resulted in filling the GAP of occupancy level. I.e. Dubizzle, Property Finder other portal of various real estate advisory.
● Assured & signed the deal for labor camp lease facility for Ms Khidmah more than 36 Mn.
● Introduced and pioneered the use of Oracle as a CRM tool.
● Heading the software implementation steering committee.
● Succefully registered the group in SAP Ariba portal for all the big clients in UAE including ADNOC/Aldar/Provis.

Acquisitions:-
Managed and supervised the group’s property investment portfolio which varied from residential, commercial, industrial and retail properties.
