Coordinating with appropriate organizations and outside vendors to ensure accurate current information is available and documented as part of the performance of PM procedures.
Coordinates with other supervisors, managers and employees at all levels to ensure Com-monality of purpose and direction.
Receive reactive 959 task Occupied /Vacant /Facilities from Fc helpdesk
Call to the guest for schedule / provide the maintenance team as per resident convenience time.
Keep updates the task in Sap Pm. Before finish required End time to avoid the Unavailability.
Keep follow up reactive task which is attended by maintenance team to proper Update in Sap Pm.
Issue the Job work order for maintenance team to get signature from guest after Completed the job.
Call to the guest for confirmation that he is satisfied from maintenance team who Has com-pleted the job.
If in reactive task there is material required, update the MR# & Change the status Pending vendor in Sap before finish the Priority time.
Making reactive task report everyday open & close, with no response, material Required to inform the manager & service line manager to proper update in SAP.
In case if any task there is some design issue due to that maintenance can’t modify, Informed to service line manager to make technical report to reject the task.
Before dispatch the task looking the team availability & Priority.
Read the reactive task description properly & problem type before take an Appointment from resident.
Put the Estimated time if task required taking more time to finish.
Looking the backlog of reactive task all service like, Mechanical, Electrical& Civil to avoid the increasing backlog.
Interfacing with Engineering on additions, deletions of modifications to PM Procedures as changes to plant configuration dictate.
Monitoring and analyzing PM reports, work orders and technician feedback to Optimize ef-fective and efficient PM procedures, planning and scheduling.
Coordinating with Business Services and Property (Warehouse/Receiving) for Min/Max items, procurement issues and shipment of MHE for re-certification.
Organizing and scheduling specialized training or seminars to enhance the overall Ability of the department to perform in a sound technical and professional manner.
Coordinating between shifts and acting as the central point of contact for Mechani-cal/electrical PM issues.
Ensuring PM activities are consistently and concisely documented.
Initiating and distributing PM status reports to assist in the prioritization of Resources, per-sonnel and toxic entry time.
Coordinates all facility mechanical and electrical preventive maintenance activities.
Planning and scheduling of mechanical and electrical PM’s, placing emphasis on Organizing toxic area PM’s to ensure efficient utilization of entrant time.
Maintaining all plans, procedures, MOPs, SOPs and all other documentation Necessary for safe and proper performance of preventive maintenance activities.
