• Preparation of MIS, Daily/Weekly reports and budget required for O&M.
• Verification of bills raised by the vendors / contractors against their O&M works.
• Planned preventive maintenance of the mechanical and electrical system.
• Cost Control to run the MEP and other services for smooth and budgetary O&M.
• Rate Negotiation of material required for MEP and other O&M Works with vendors.
• Daily Monitoring of MEP Equipments (i.e. Chillers, Gen-sets, Transformers, Pumps and Elevators etc).
• Conduct energy and safety audits.
• Daily Monitoring of Housekeeping, Security and Parking services.
• Coordination with Anchors/Retailers during fit out and operation.
• Preparation of monthly power consumption sheet and coordination with account department to generate Rent, CAM and electricity bills.
• Coordination with store and purchase department for inventory management and optimization of material usage.
• Co-ordination between PMC and Contractors for Testing, Pre Commissioning and taking over of MEP Services.
• Co-ordination between Interior and MEP Contractors for final finishing and taking over the property for operations.
