Responsible for the provision of Transition Management and Facilities Management (FM) Services for
the National Museum of Qatar (NMOQ)
Job Description:
•Managing Systems handover process from the construction phase to operational maintenance phase; Condition Survey, Asset Verification, Asset Tagging and Labelling etc.
•Developing a Comprehensive Asset Register in process of the phased handover
•Managing all tasks associated with initiating, planning, scheduling, executing and controlling the planned maintenance of all Assets based on the O&M, SFG20 and local Regulatory standards
•Managing and resolving defects with the Contractor during the Defect Liability Period (DLP)
•Transitioning into a Computer Aided Facilities Management (CAFM) System for the delivery of Maintenance activities in addition to support with absorb and integration of the BIM model into newly deployed CAFM
•Ensure upkeep and maintenance of the critical spaces; critical mechanical & electrical infrastructure and gallery spaces.
•Takeover of Attic stock, inventory planning and delivery of critical spare parts and consumables
•Effecting best practices in accordance with the Performance Monitoring Regime (PMR) to maintain service levels necessary to achieve the KPI’s to ensure the successful and timely delivery of services
•Determination of Service Delivery Strategy; Insource, Hybrid or Outsource options.
•Prequalification, Scoping and support to the Commercial team in review of Contracts prior deploy of Specialist Subcontractor and the Subcontractor Service Management to ensure value is being delivered
•Responsible for the Contract P&L, maximizing financial and operational success and minimizing contractual risks
•Creating and validating solution parts for upsell proposals of new works - Material Work Request
•Preparation of Monthly Progress Reports
•Manage Senior level relationships with the client and other key stakeholders in the Museum
•Strategically planning, prioritising and delegating workloads to maximise productivity of both directly employed staff and specialist sub contract support
•Support to client to create the annual budget for FM operations; CAPEX and OPEX spends.
•Sustainable operations for support to the client in recording and enabling the O&M Rating System towards the LEED Existing Buildings certification for the Museum which is on construction, a Gold LEED v4 (BD+C).

•Managing and coordinating maintenance planning and programming for prescribed maintenance service and activities, in line with contracted obligations.
•Ensure the contract’s sub-contractors and suppliers are effectively managed so that they deliver the services in accordance with the contract requirements in a timely and cost-effective manner.
•Manage expenditure and costs to meet agreed budget targets
•Responsible for all Health and Safety Requirements of the Operations
•Responsible for the Procurement strategy for sourcing operational items
•Responsible for demonstrating sustainable operations and maintenance
