Responsibilities:
• Ensuring compliance with the Company QHSE policy and procedures. Establish and maintain high quality health and safety arrangements in accordance with best practice guidelines.
• Managing contracts, contractors, and procurement functions and providing support for the facility’s budget.
• Communicating, negotiating, and hiring subcontractors within project budget to maintain facilities systems operational.
• Preparing regular reports and reviews of facility-related budgets, finances, contracts, expenditures, and purchases and highlighting the requirements to management.
• Coordinating with suppliers, contractors, and others concerned party required in equipment operations or maintenance.
• Organizes, plans, coordinates and monitors building MEP maintenance & installation works for buildings
• Managing the People and Vendors properly and efficiently
• Following up and track all works orders, materials, and actuals time for completing works, issue and action taken
• Handling the Defect liability period (DLP) for The New Projects, preparing the assets lists, snag reports, PPM Planners, Materials and tools list, handling over follow up, meeting, documentation …etc.
• Highlighting & maintaining a tracker for high level/DLP/Design Issues etc
• Supervise & monitor all installation & testing activities to ensure compliance with technical specifications & design guidelines
• Maintaining an asset register and lifecycle/condition survey report, ensuring these are kept up-to-date at all time.
• Verifying the preventive/ corrective maintenance service reports of in-house or sub-contractor,
• Ensuring all works completed are in accordance with the requirements and up to the necessary service standards.
• Organize daily/monthly inspection and PPM, TPM, reports and submit these to the line manager, highlighting any issues that exist along with recommended corrective action
• Utilizing CAFM/CMMS system efficiently to maximize to performance of assets, by using software like Concept evaluation FSI, SAP, Maximo Etc.
• Actively participate in all QHSE training, programs, audits and inspections when required and, as necessary.
• Monitor and coordinate with technical Staff to ensure the quality and quantity of the jobs are in line with SLAs/KPIs.
• Prepare RFPs, RFQ, Estimates. Do the technical evaluation of vender quotation, communicate with managers ensure accuracy of quotations and estimates.
• Maintained and trouble shoot of all types of package units, duct able split AC units and air-cooled chillers
• Analyze and interpret the MEP load schedule and build drawing and schematics with software like AutoCAD.
Responsibilities:
• Preparing incident reports, conduct root cause analysis and provide recommendations to address issues identified

• Controlling the use of consumables and tools to achieve maximum efficiency while regulating the inventory and always maintaining stock of critical/fast-moving spares.
• Maintaining an asset register and lifecycle/condition survey report, ensuring these are kept up-to-date at all time.

• Maintain special equipment’s of aviation industry like 400 Hz. Panel and cables, PCA units, GPU units, Tele-platform, EOT cranes, Hydraulics lifting platform.
• Maintained and trouble shoot of all types of package units, duct able split AC units and air-cooled chillers
• Analyze and interpret the MEP load schedule and build drawing and schematics with software like AutoCAD.
Responsibilities:
• Supervising and coordinating the work of sub-contractor accordance with the safe system of work. High risk job is performed with PTW.
• Assign and ensure that PPM and CM/RM tasks are carried out in accordance with the scheduled frequency.
• Participating and supervised in Trouble shoot regarding All type electrical, HVAC and Plumbing Equipment.
• Supervise maintenance and trouble shoot of all types of Chillers, Package units, FAHU, AHU, FCU, Chilled water pumps, Ducting work, VAVs, split unit, DX unit etc.
• Supervise the Maintenance and trouble shoot of Emergency Utility Systems like UPS, data center, Generator sets, ATS, CBS, CRAC units, Transformers.
• Ensure the maintenance, and operation of MDB, SMDB, DB, MCC panels and Capacitor Bank.
• Participate in asset identification and snagging job.
• Ensure schedule inspection, O&M of Critical equipment like fire alarm and firefighting system including FACP, Jockey pump, Electrical pump, and Diesel Pumps.
• Monitor and control MEP Utilities by BMS system operation.
• Make daily, monthly reports also Participate in preparation of Operations and Maintenance Manuals.
• Follow up DLP team regarding DLP issue and close the work order according to the status of off the job.
• Give TBT and high-risk job briefing to technicians, Prepare PTW by Making MS and RA for high-risk job.
• Visiting the new site for asset condition survey.
• Carries out routine and random inspections for the jobs accomplished by Technicians and Service Partners.
• Use CAFM, Concept Evaluation, Maximo to execute and complete day to job efficiently.
Additional responsibility in property management
• Daily monitoring of the common asset and critical asset of the site like generator, water supply, Main power supply, Main cooling supply
• Ensuring the common area to be maintain as per contract
• Quoting for their monthly water and energy bill, Cooling meter
• Prepare project modification, additional work cost estimates, Submit quotation and follow-up with tenants.
• Condition surveys of apartments for clearance to tenants.
• Participate and coordinate with sub-contractors and SSPs in renovation and modification, fit out job for tenants.
Responsibilities:
• Coordinate with sub-contractors and In-house Team of supervisors to execute the scope of work on Site.
• Prepare Cost Estimation based on scope of work and resource requirements.
• Monitoring staff daily activities and job completion.
• Inspect, diagnose malfunctions, and make field repairs to electrical equipment.
• Install and maintain control and protection panels used to operate electrical, pneumatic, HVAC, and mechanical equipment.
• Visiting the site as per schedule and inspect MEP.
• Maintaining accurate records of work performed, materials used, and associated costs and completing requisitions for required parts and equipment.
• Arranges for and coordinates appropriate third-party contractor support as needed.
• Erection, Testing and Commissioning of Power & Lighting Systems.
• Follow-up Loads designing of buildings participate in troubleshooting and installation work.
• Participate of tests like IR, earth resistance test, transformer testing and maintain record of test equipment.
• Supervising Maintenance of Battery charger & UPS installation & maintenance of batteries and condition monitoring of UPS status.
