• Monitors, verifies and manages the acquisition and maintenance of property-based systems.
• Lead, monitor and analyzes information, identifies current and potential problems and proposes solutions.
• Manage raising issue for Universal Landscape, Waterway & Aqua Plant between walkway Setia Marina 2 & 3.
• Monitoring landscape performance in Setia Marina 2. However, in Setia Marina 3 focusing on cleaning performance.
• United with the residents to clear all the backlogged.
• Conduct Monthly Meeting with JMC Setia Marina and prepare Minute of Meeting (MOM).
• Direct performance of in house work force and monitor all works executed by contractors/Service Providers to ensure compliance with government regulations and residential property management standards.
• Ensure compliance of Strata Management Act 757, Strata Title Act & By-Laws
• Maintain favorable support and close liaison with the relevant authorities and make submission or application for approval, licenses and others that are necessary for the smooth running of tasks.
• Ensure all billings are generated and issue by month (includes Maintenance Fee. Sinking Fund, Quit Rent, Fire Insurance, utilities charges).
• Ensure all services contracted works are being carried out as stipulated in the service contract.
• Oversee the building operation in accordance with the normal present operation, schedule and other operation requested from time to time and JMB’s requirement.
• To report to the Sales Manager and support the team with sales and marketing activities.
• To provide excellent sales and customer service.
• Attend to sales enquiries, including call-in, walk in customers by providing relevant information about the products and to promote the Company’s project with the objective to achieve sales and target.
• To organize and participate in property launched, sales events, roadshow and exhibitions and sales office duties.
• To execute prospecting activities in order to obtain quality and genuine database for sales execution.

• To manage four projects in Putrajaya and Ampang.
• To monitor staffs for all the overall running of day-to-day operation including issuance of billing/payment and building maintenance matters.
• Resolve any issue of maintenance and lift. Communicate and follow up with contractor until job done.
• Prepare all documentation for Annual General Meeting.
• Communicate and deal with COB Perbadanan Putrajaya, MPSJ, MPAJ & Authorities in compliance of Strata Act Management (ACT 757).
• Prepare minutes of meeting Management Corporation (MC) for 2 Putrajaya projects.
• To liaise with legal in regards of Letter of Demand (LOD) and Filling of Summons of defaulters at Strata Tribunal Management Case.
