I am responsible for analyzing loan packages for commercial real estate transactions. I evaluate financial condition, cash flow projections, creditworthiness, collateral and the local economy.
I work closely with clients and recommend a financing structure for the transaction. The tools use in decision making include use of Moody's, S&P ratings, Bloomberg, etc.
In 2014 I underwrote and closed loans totaling USD 30MM including two large construction loans. As of June 2015, I have already unwritten and closed loans worth USD 22MM.
Additionally, I am responsible for conducting audits of my assigned portfolio of risk graded loans and remediating risks arising from
market movement, industry changes, collateral depreciation, etc. Also, compliance with the SOPs and the firm's Credit Policy is assessed.
I walk clients through the entire underwriting and loan closing process. Therefore, client Relationship is a large part of my role.
I routinely contribute to the team by suggesting revisions to the Credit Policy, standardizing internal documentation and training support/ junior staff.
1. Part of the Advisory Services vertical. Primarily working with Infrastructure, Real Estate and Government sector clients. Providing services such as:
- Internal Audit
- Risk Assessment
-Internal Control designing
- SOP Manual
- Strategic business consulting
- SOX Audit
2. My main responsibility was 'project execution'. I independently led and managed project execution teams. As part of these engagements I :
- interacted with senior client personnel
- trained fellow team members on Advisory Methodology
- performed engagement planning and execution
- delivered presentation on internal audit observations to senior client personnel
- project planning: focusing on development and preparation of work products and deliverables
3. I have a keen understanding of projects and schemes implemented and funded by Government and International Funding Agencies such as the World Bank, including fund flow mechanisms and procurement procedures.
4. Business development was also one of my key responsibilities. This included preparation of expressions of interest and proposals. It required conceptualization of our strategy for implementing the assignment as per the client's needs. It also included identification and pursuit of opportunities.
5. I was involved with several other initiatives such as EY's 'Buddy Program' focusing on integrating new joiners with their teams and mentoring them. Further, I was awarded a rating '4' for exceptional professional performance at EY, on a scale of '5'.
I was a part-time job while I was pursuing my MBA. I wanted to gain the experience of working in UK. The role involved placing calls to potential customers on behalf of Scottish Power (a major electricity and gas company in the UK) and informing them of a product that would suit them specifically. Currently pursuing the CCIM - Certified Commercial Investment Member chartered certification. This is a professional qualification in Real Estate & Investment Analysis. I have completed Level I & II and have 3 levels remaining. The qualification is being funded by my current employer.
