Responsibilities
•Responsible for Facility Management contract for residential & commercial properties in Dubai
•Responsible for an in-house team consisting of 24 members and subcontractor management of MEP services, soft services, Security & landscaping.
•Preparing monthly work report as per the contractual requirement and submitting to Operations Director & client
•Responsible for preparing annual budget proposal & Annual Maintenance Contract
• Responsible for Integrated Facility Management contract for Souq Extra retail outlets
In Dubai, Alain & Fujairah
• Responsible for overseeing General Electric (GE) facilities, Integrated Facility Management contract for UAE, Oman and Kuwait coordinating with land lord FM service provider for MEP services, soft services & landscaping.
• Responsible for managing in-house team including MEP, Soft service staff as well as specialist systems sub-contractor management and reporting to Facility Manager
• Monitoring facilities maintenance jobs on daily basis, allocating job responsibilities to team, evaluating KPI’s & work productivity.
• Responsible for technical review, cost and price analysis, subcontractor selection for specialist services and outsourcing contract negotiations
• Preparing monthly work report as per the contractual requirement and submitting to client.
• Responsible for preparing annual budget proposal, Annual Maintenance Contract for MEP (hard services) and soft services.
• Administrative support to FM as required by the contract
• Remotely managing and supporting GE Oman and Kuwait facilities Office FM operations.
•Responsible for overseeing all facilities operations for 4 commercial buildings, 2 labor camps, 8nos executive villas & 5 apartments
•Responsible for managing a team of 14 MEP staff 18 Soft service staff and reporting to the FM Manager
•Responsible for staff monitoring & supervising work performance of team members, planning corrective & preventive maintenance schedule of MEP, AC, Civil & Soft Service maintenance of in house projects.
•Monitoring facilities operation on daily basis, allocating job responsibilities, evaluating KPI’s, maintaining budget & work productivity.
•Responsible for technical review, cost/pricing analysis, subcontractor selection and contract negotiations
•Preparing monthly work report and submitting to FM manager & Community Management.
•Responsible for preparing annual budget, AMC-Annual Maintenance Contract for MEP & cleaning services.
•Responsible for all kinds of Electrical, AC & Electrical related civil emergency maintenance calls and all major maintenance works as well as PPM works inside and out side Port and Free Zone facilities, like lease office buildings, labor camps, Dubai ports world offices etc by achieving KPI’s.
•Handling all kinds of LV jobs including panel board installation, panel board wiring, cable termination etc.
•Handling of infrastructure maintenance of street lights, High mast lightings road traffic signal lights, road traffic sign boards etc inside and out side Port and Free Zone.
•Handling of UTP and telephone cabling work and data cabinet installation, telephone DB’s installation and termination works.
•Incident report management of infrastructure assets like accident damage of street lights, traffic signal lights, asphalt roads, road sign boards etc.
•Planning of labor, materials & other resources for fixed PPM works as well as corrective maintenance and other third party works.
•Estimation, quotation preparation as per the client requirement and getting approvals from concerned authorities of all types of Electrical, AC & Electrical related civil jobs.
•Ensure timely and accurate delivery of services to client of PPM, Emergency calls, Corrective maintenance as well as third party works.
•Managing work requests, setting priorities and preparing work schedule for technicians.
•Attending meetings with Subcontractors as and when necessary regarding with the ongoing and planned projects.
