Reporting - Sr. Vice President (Commercial and Contracts, Budgeting and Cost Control)
Projects -Damac Lagoons (AED 6, 786 Million), Cavalli Tower (AED 1, 113 Million), Maldives (USD 330 Million)
• Cost Control of 6, 774 Villas in Lagoons Master Plan, High Rise Towers in Dubai and 5 Star Maldives Resort.
• Preparing monthly presentations highlighting the project performance, budget vs actual cost incurred status, sales, and critical issues to GM and Chairman.
• Preparing cash flow of all ongoing and upcoming projects for the Chairman’s office for next 3 years.
• Managing the overall bid processes including contractors / vendors selection and request for proposals.
• Managing pre-qualification, tender meetings, bid comparison, negotiations, and finalizing contractors/suppliers, including contract conditions like advance payment, bank guarantees, warranties, bond and project delivery.
• Reviewing tender and contract documents in co-ordination with projects, technical and claims team.
• Analysing and writing contractual response letters for commercial risks and claims, EOT as per FIDIC conditions.
• Leading and managing team of all Cost Engineers / QS to monitor the project actual cost against budget.
• Co-ordinating with Consultants, Design and Technical team to get cost savings through value engineering.
• Monitoring the project cost and schedule and highlighting time and cost over-run to management.
• Reviewing the variations and change order requests to assess the cost impact on project budget.
• Reviewing the Main Contractors IPCs and taking payment approval from GM.
• Reviewing and closure of Final account of Contractors’ claims, variations, Liquidated Damages etc.
• Preparing project cost estimates to check feasibility / profit margins in coordination with development team.
• Preparing cost benchmarking sheet for various projects for comparing budget and award of coming projects.
Reporting - VP Projects
• SPoC in Projects team for preparing Costing and Budgeting of all projects.
• Estimating quantities and preparing projects budget as per the BOQ specifications of the client in coordination with Design and MEP team.
• Preparing Technical and Commercial evaluation for contractor selection, comparative analysis of bids, negotiations and finalization of Contractors in coordination with Procurement Team.
• Monitoring project progress and highlighting critical issues related to cost and time overruns to the management and providing support to site team.
• Cost control by tracking project budget against the final forecasted cost at completion (FFC).
• Internal audit by reviewing the project variations and final accounts of main contractors for all projects.
• Identifying, analysing and responding to commercial risk, site issues, variations and disputes resolutions and EOT claims as per FIDIC and contract conditions.
• Co-ordinating with Consultants, Design and Technical team to get cost savings through value engineering.
Reporting - Senior GM Projects
Projects - Antheia (AED 550 Million), Serenes Villas (AED 148 Million)
• Reviewing Contractors’ IPAs by assessing the measurement sheet and WIRs of actual work done at site.
• Cost control by tracking the project budget vs. the final forecasted project cost of completion (COC).
• Tracking Project progress and highlighting key issues related to cost and time overruns to management.
• Reviewing the variations and extra items submitted by contractors and closing final accounts.
• Preparing the Cash Flow Forecasting Report in coordination with the site team on the basis of work done.
• Identifying, analysing and developing responses related to commercial issues, dispute resolution, claims risk and EOT claims as per contract and FIDIC conditions.
• Reviewing Purchase Request (PR) and issuing Purchase Orders (PO) to vendors.
• Monitoring Bank Guarantees of Contractors fortnightly.
1.Preparation of subcontractors works order and agreements.
2.Preparation of Bills and Schedules of Quantities of materials, labor and equipment required for the construction activities.
3.Certification/Rejection of subcontractor’s claims by reviewing and assessing the measurement sheet with the actual work progress at the site.
4.Escalation of materials, labors and getting certified by the client. Reconciliation of materials. 5.Preparation of Look ahead Schedule.
6.Identifying, analyzing and developing responses related to commercial and legal issues, risks and claims as per contract and FIDIC conditions.
7.Cost tracking, cash flow management and cash flow forecasting in coordination with the site staff. 8.Coordinating with the client and subcontractor regarding commercial matters and claims.
9.Updating all the information related to vendors’ registration, contract condition and payment bookings on SAP and ERP system.
1.Execution of works for construction of Box Girder, R.C.C -I Girder, Voided Slab, and Piers.
2. BBS checking for Box Girder, R.C.C -I Girder, Voided Slab, Pier and Pier caps.
3. Coordinating for pre and post concreting checks with the client for getting approvals.
4. Documenting and preparing daily progress report, weekly progress reports.
5. Quantity Estimation and comparing it with the BOQ provided with the tender document
