• Overall responsible for managing Facilities nationwide that includes Commercial Tower (22 Storey-96, 000m2), Factories, Warehouses (36 Warehouse- 100, 000m2), Retail outlets, Offices (24, 000m2), and residential.
• Incharge for the Facilities Management (FM) team and focal Point of Contact for all FM issues.
• Liaise with the end users regarding all FM issues including Space Management, Emergency management, Energy management, Proving management support for tenant fit-out, call centre, asset management, event requirements etc.
• Develop & implement the required SOPs which support and improve the effectiveness of the assets and their primary activities by ensuring preventative, corrective, predictive, cosmetic emergency maintenances are carried out as per the agreed plan.
• Manage and advise strategic maintenance planning and setup day-to-day operations for properties, premises, buildings & relevant infrastructures in relation to business operational requirements.
• Effectively manage the quality and compliance of FM services across the Project to interface with Department leads and to ensure all service standards are delivered or exceeded.
• Manage Forward Maintenance program and Life Cycle ensuring business cases and project are completed.
• Focal point of contact with site level contact for the escalation of service failure Develop and implement systems for a "Right First Time", "Protect and Respect" and "Continuous Improvement" Culture on the Project.
• Liaise asset handover from main contractor to Project & Development Dept.
• Responsible for receiving the asset from Project & Development to Business Unit.
• Receive and Ensure all relevant asset documentation is accurate including but not limited to Authority Certificates, Main & Sub-Contractor contact list with scope summary, Operation and Maintenance Manuals, Warranties & DLPs, Maintenance Inventory BOQ with itemized specification sheets.

Morganti with its principal Business into Consultancy and Project service, when it landed in Saudi there were no clients. I initiated with Bidding and Facilities Management Consultancy and won 7 FM project countrywide. My clients were Hewlett Packard, SADAD, PWC and real estate residential compounds. (Contract value: @ SAR. 20 Million)
Job Profile:
• Managing P & L, Operational Management and delivery of all facilities management services delivered within the country of responsibility.
• Overseeing and managing customer interfaces; ensuring a high profile and positive image for the Company International business. Providing consistent high profile link with senior client management, and internal senior management, typically at director / board level. Ensuring appropriate and responsive reaction to address and balance any and all client concerns with company’s business strategy.
• Work with the CEO and Company International’s partner across the continent to develop short, medium and long term plans for the establishment and growth of the company International’s facilities management business in the country.
• Working as part of the Senior Management Team (SMT) within the business, contributing to the strategic direction, performance, growth and profitability of the business via excellent customer relationships with senior client members, influencing skills (internally and externally), strategic thinking, sound commercial / supplier management skills, as well as entrepreneurial ability
Key Responsibilities:
Strategy
• To assist in the development of a strategic business plan for the establishment and growth of the Company International facilities management business in country, working with Company CEO for the MENA region, members of the Company International board and Company’s partner(s).
• To develop and implement a tactical business plan for the establishment and growth of Company International’s facilities management business.
• To draft annual business plans and budgets and deliver to plan/budget.
• To regularly review progress with implementation of the business plans.
• To develop, monitor and report on: financial budgets, performance and plans.
Financial/Commercial
• To prepare timely submissions of: monthly reports, forecasts, budgets, Risk and Opportunities reviews to the company and its partner(s).
• To support the billing and collection process for the customer and business to meet financial targets.
• To act in accordance with Company Plc.’s Group Internal Control Structure and Financial Risks procedures and authority framework.
• To ensure adequate control of Company’s International’s facilities management business, through the implementation of appropriate: processes, procedures, allocation of responsibility and authority, controls and audits, where appropriate
• Resolve significant contractual issues on existing contracts, acting to identify and mitigate actual and/or potential problems in conjunction with the company Commercial Director and CEO- MENA

• Responsible for FM services for blue-chip companies such as Honeywell, Nestle, McDermott, DHL, TSM, MK Cables and Mustang
• Implementing comprehensive commercial strategy to provide a pivotal pricing and budget models for both existing and new contracts.
• Liaising with operational managers regarding resource and delivery costs, as part of the divisional benchmarking process
• Assisting the main board in preparation of annual budgets and developing business plans
• Providing practical input based on commercial and operational experience into new project design and development at key stages, to provide competitive advantage and develop commercial relationships a with key stakeholders
• Responsible for fiscal management, ensuring the execution and adherence to the approved expenditure budget
• Establishing and monitoring the CAPEX and OPEX budgets, for the department and other regions
• Outsourcing new renewable energy technology for the organisation and help reduce the expenditure on utility bills
• Meeting monthly with the management board to discuss budget control, analyse expenditure results and to implement corrective action if required
• Reviewing the operational and commercial team monthly board P&L financial reporting of lifecycle project cost margin recovery, service level agreements and cost projections for new opportunities
• Setting the division's objectives, KPIs, operational plans with the motive to improve all aspects of functioning in the facility management division for the regions
• Working in coordination with the corporate KSA project team on new project launches, approving the materials and meeting with consultants and contractors
• Short listing and approving vendors/contractors/service providers for MEP, housekeeping, security, catering, pest control, transportation and waste management
• Conducting yearly performance appraisals
• Participating in overseas recruitment of staff along with Group HR
• Leading a geographically dispersed team of HSE professionally, to implement best practices in HSE across the territories
• Managing commercial and contractual matters (with respect to supply and sales chain) during the bid and delivery phase including issuance of PQQs, RFIs, RFPs, and ITTs to potential subcontractors / suppliers.
• Providing guidance, support and advice to the project team and new business teams to enable them to adhere to contractual obligations, company processes and procedures, including phase reviews and tender vetting.
• Responsible for ensuring that commercial / contractual risk are reported, managed, mitigated, with risk assessments performed as required.
Highlights:
• Leading the work winning team at Senior Management level. Team consists of Operations Manager, Business development Manager and Finance Manager.
• Formulated long-range plans on issues such as new spaces, sizing, relocations, Market & Client selection
• Ensured successful Set up of services for an Iconic project, KACND (King Abdul Aziz Center for National Dialogue) and Honeywell Kingdom wide, multimillion $ contracts.
• Managing the entire commercial, contract, sub-contractor for the associated business of multimillion $, along with the implementation of profit inflation mechanism with a proven output.
• Achieved a reduction in operational cost by 8% through a detailed analysis of the daily functions as well as appropriate deployment of labourers as well as strategic moves
