Worked with TiME on professional delivery of iconic multi mix use high rise towers, hospitals, hotels land mark cities and Mega developments of various architectural and structural design complexities. In these projects, I have directed both cost and contracts management consulting services for various clients, stakeholders, reputable developers and banking sectors in the Middle East. Led successful transformation initiatives, design management and preparation of construction execution strategy plans. Provided professional performance evaluation studies of time and cost in addition to the engineering status of the ongoing projects with high caliber comprehensive reports covering business excellence approach such as; dependency, technology integration, logistics and financial management.
Project Management Role:
•Led the commercial delivery of prestigious projects as envisioned by the client’s strategic business plans aligned with financial planning, feasibility studies, Budgets and cost control management for large corporations in line with high understanding of Corporate Governance goals and objectives.
•Developed budgetary cost estimates with cash flow forecasts at each design stage and conducted Contractor's tender evaluation with recommendations to projects owners.
•Tracked actual incurred cost, monthly Indicated Outcome Reports (IOR) with with graphical presentation of Cost & Time metrics controls reports like EVM, SV, PV, CV, AC, BAC, ETC & SPI and CPI.
•Studied Clint's signed contracts and recommend early remedial and proactive actions to keep the client protected from predicted faults that are stated in the contract conditions.
•Issued detailed third arbitrator evaluation reports for Contractor's claims.
•Reviewed, advised and finalized Lump sum, Re-measurable quantities and Cost Plus contract arrangements for Turner and client's Projects based on FIDIC and many other types of contracts.
•Administrated Contracts revisions, negotiated change orders, additional works variation orders of ongoing projects with Clients, Design Architects, Consultants, Contractors, suppliers and Sub-contractors based on proper Interpretation and explanation of contract terms.
• Advised stockholders, owners, project directors on contractual obligations, liabilities and risks, assured compliance with bonds, warrantees, insurances, undertakings, etc. and facilitates follow up until final discharge of obligations.
•Synchronized technical logistics and site logistics into projects schedules in terms of activities’ logical sequence, duration, contractual milestones, and cost loading of planned budgeted values for all resources. Assured regular monthly progress update by project’s planners and managers to avoid work disruptions and delays, conducted project Earned Value management (EVM) meetings to discuss the actual status and facilitate provision of most convenient remedial action if needed.
•Conducted monthly site visits and prepared monthly progress reports according to witnessed progress showing all agreed targeted Milestones delays, critical issues and contractual risks, and any other issues that may cause negative impact on progress.
•Conferred with designers, supervisory consultants, owners, contractors and advise solutions to arising critical issues to achieve projects completion as budgeted and planned

In (1999-2006) - 7 years, I have colored my experience with construction management of industrial type of projects and had the chance to strongly integrate projects cost estimation, budgeting, contracts and planning and secured a win bids estimates proposals in less time, less risk and considerable yearly turnover of 15 times more than the past. This success has transformed the steady company business strategy into an overwhelming secured strategy atmosphere.
Management Role :
• Achieved fruitful bid proposals and contracts award throughout professional submission of competitive commercial offers and premium quality technical offers in line with potential clients' tenders requirements, Company strategy plan and business plan Priorities.
• Digitized the estimation process by activating Timberline Precision Estimation Software, conducting database restructuring for most of the construction resources and formulating the quantities takeoff process and generated an automated accurately priced detailed Bill of Quantities as per the tender documents requirements covering Direct and In-Direct overheads and Company profit margins.
• Oversaw the signing of contracts upon receipt of the client award letter, compiled detailed budget report for work packages broken down into Materials, Sub-contracts, Labor and call for a kick off meeting for budget components distribution to concerned Project Managers, Procurement Managers, human resources and Accounting Managers to start the execution plan preparation.
• Prepared detailed Excel Spread sheet formats for monitoring actual cost against the planned budget for each activity with control on profitably, labor productivity and all material procurement stages.
• Created Primavera cost loaded target CPM schedules for ongoing projects, combined all ongoing projects in one Master Schedule, updated bi-weekly progress, controlled the overall resources and related cash flow status with accurate financial planning and facilitated ahead of schedule progress.

■ Within the challenging hot construction market competition that was prevailing in the early years of 2000, I was able to secure an exponential revenue growth in the Company yearly turnover which had created a life successful business transformation model throughout the application of the digitized technology solutions of TIMBERLINE Software which allowed smooth, efficient, extremely rapid and accurate estimation process integrated with both procurement and project planning. That kind of remarkable success proved that dreams can be translated into reality.
■ This successful transformation has caused a major change in the business strategy management, where tremendous amount of time consumption was saved and enabled me to lead efficiently the planning department, create KPIs measurements, implement much more stronger and accurate projects controls to secure business continuity growth.
Project Brief Description: State of the Art architecture for the Graves buildings, Mosques, Residential Complex and Hotels with variety of decorative Arches, Vaults and large Domes.
Key Duties & Responsibilities:
• Managed a successful and Professional construction execution of project phases till final handover as planned and budgeted with complete owner satisfaction.
• Framed all contractual obligations of subcontractors and recognized all critical requirements.

• Resolved drawings contradictions with the consultant and suggested quick practical and applicable engineering solutions for approval.

My proposed technical solution to this real challenge had been approved and construction works resumed smoothly where the claimed extension of time and related variation order were approved accordingly.
■ Invested my technical strength to fruitful commercial benefits outcomes and ahead of schedule completion by converting technical challenges into real opportunities and brings the project towards success rather than forecasted delays and losses. This was achieved successfully throughout comprehensive early study of released for construction drawing which facilitates early clash detections of the existing technical and functional contradictions between the various design areas in the project.
Project: Reducing water table level under the residential community of Al RUWAIS city of ADNOC - Abu Dhabi.
Key Duties & Responsibilities
• Supervised the day to day site construction activities of deep and wide trench excavation, gravel filling around the laid perforated pipes and testing, backfilling, ....etc.
• Selected the appropriate type of sheet piling at different trench excavation depths.
• Performed non-disruptive road crossing under the highway of 80 Meters road width to install and test a 1meter diameter discharge pressure PVC pipe line construction.
• Solved all site construction obstacles through suggested feasible and practical alternative solutions.
Achievements:
■ Supervised successful construction of a permanent dewatering system through a deep perforated PVC piping network under the city roads network including large precast manholes, pump stations, collection tanks with continuous pumping and discharge to the sea.
