✓ The current scope includes the entire Ashar Valley (30km² wide) & Maraya
(the world’s largest mirrored building), dealing with various International
renowned Hotel Operators; Accor Group, Banyan Tree and Habitas as well
as Live Nation Events & Arabian Phoenix Investments for Hospitality and
Entertainment.

Worked with an international third-party; International Real Estate Partners
(IREP) Strategy Consultants in devising a Corporate/Business & Facilities
Management Strategy. Our role included managing Mumtalakat’s Senior
Management Team (CFO, Director of FM, Director of HR & Admin, Acting
Director of Shared Services, Director of Business Development & Project
Management), reporting directly to the CEO. The assignment also included
conducting visits to various Clients’ Sites;

Highlights:
• Feasible and cost-effective solutions and develop citywide assets and facilities management strategies for MiSK’s City, which spans over 3.3 million square meters of land, with a project value of $20+ billion. The City comprises of 12 districts and includes a university, college, school, museum, conference center, culinary arts institute, residential, hotels, offices, retail outlets, community and sports facilities and public parks among others.
• Managed international third-party consultants to come up with a service charge model as well as developing MiSK City- wide Waste Management Strategy with a scope value of $133k.
• Managed a team of 23P with 3 department heads and 20 gardeners and irrigation technicians for one of the completed sub-projects (City Parks Project. Moreover, built the Deployment Plan for hiring approx. 65 staff members for all FM Services (including managerial and supervisory levels).

Responsibilities:
• Head the Asset and Facilities Management Department for the proposed Smart City and advise the CEO and Director of Infrastructure on development of a city-wide asset and facilities management strategy offering smart and sustainable solutions.
• Review all existing master planning documents of the project including preliminary city-wide security strategy, accessibility code, location of assets/facilities, transportation & mobility, community facilities, parking among others.
• During the development stages, manage the development and implementation of the facility management strategy for the operations phase of the project and coming up with revenue generating services during construction e.g. construction & demolition waste recycling, food catering and life support services
• Prepare org. structures, headcounts, deployment & mobilization plans and programs for the operation and maintenance of the soft landscape & irrigation maintenance, Landscape Nursery and other soft services. Managing a team of City Parks Management.
• Develop Smart City Services related to asset, facilities management on a city-wide and building levels and its operation including building management systems (BMS), Smart Waste Management, Smart Irrigation, Smart Parking, Sustainable Cleaning meeting LEED pre-requisites and requirements (as part of the Sustainability KPIs).
• Coordinate with a third-party consultant to establish a fee charging regime ‘service charge model’ and collection process with all needed systems and legal framework. Moreover, manage an international consultant to devise the city-wide waste management strategy.
• Proposed sustainable as well as revenue-generating solutions (construction & demolition waste recycling, food and green waste composting) food catering, laundry and other life support services during construction, commercializing/monetarizing spaces, which lead to doubling the forecasted revenues from $2.1m to $6.2m. Moreover, achieved OPEX reduction.

• Managed planning & delivery of facilities management services - fleet management, housekeeping, façade cleaning, cleaning of solar panels and landscape maintenance - for the AYLA project, a 4.3 million m2 mixed use development
• Led a team of 3 departmental heads including landscape operations, HR and administration and a staff of 40 and ensured delivery of all stakeholder requirements.
• Managed sub-projects including delivery of facilities services to hotel operators - Hyatt Regency - and contractors.
• Supported development of new business by assessing sites, conducting feasibility studies, defining scope of work for facilities services and pricing projects.
• Managed the company’s marketing and branding activities including development of the new GDFM website.

• Managed total facilities management services for Saraya Aqaba - a mega mixed-use real estate development with a total area of 634, 000 m2 Client: Eagle Hills Properties, Jordan
• Supervised a team of 50 across 6 departments: security, MEP & civil maintenance, soft landscaping & irrigation, housekeeping, storekeeping & procurement and HR & administration.
• Formulated standard operating procedures (SOP) and checklists, developed and implemented take-over plans for each zone with distribution of required resources including manpower, equipment/machinery and tools.
• Planned and supervised maintenance, housekeeping/cleaning jobs as per client/tenant needs delivering 100+ rectified items per month along with delivery of additional a la carte services to the client.

• Developed and implemented site wide facility management/operation & maintenance strategies for the Muscat Bay project - a luxury community
• Designed and implemented various programs to ensure and improve profitability of Muscat Bay facilities.

• Managed assets/strategic facilities management for the AYLA project - a USD 2 billion mega mixed use real estate project with a total area of 4.3 Million square meters including 750, 000 m2 lagoons, 100, 000 m2 commercial space, 1550+ hotel keys, 3000 residential units and 41 plots registered under 26 companies for sale to interested investors/developers
• Formulated strategies for site-wide operations/strategic facilities management facilitating efficient management of assets, facilities operations and services covering all project components, facilities, services and utilities.
• Administered a professional and comprehensive service charge cost and revenue model and provided strategic assumptions/scenarios and recommendations for structuring of the model with operational budget of USD 12 million.
