Prepare, scrutinize and maintain accurate Bill of Quantities of the Project

Maintain updated Client payment, Subcontractor payment, VO, and other commercial logs
Prepare and issue LOA and Subcontract agreement
Prepare and maintain updated Monthly cost report, Cash flow report, Monthly commercial dashboard & quarterly Cost to complete report
Prepare and submit Variation order, Damage and Prolongation cost
Prepare Final accounts for subcontractors and finalize for agreement
Review and reconciliation of Specs, Drawings and Other estimation docs
Reviewing tender and IFC to identify changes in scope
Carry out on-site inspections to verify work accomplishments
Budget distribution to the minute level to ease procurements
Take off Quantities for procurement process, verification of Material Purchase Requests
Reviewing quotes for compliance and against budgets
Monthly valuations and agreements. Materials reconciliation against orders
Project final account preparation for Sub-contractors and agreement
Day work administration, records and agreements
Perform any other commercial related tasks assigned by Line Manager
Participating in negotiations with contractors and suppliers that are associated with additional contract works and change orders
Monitoring project cash flow and making sure that payments are made on time and in compliance with contractual payment terms
Managing and mentoring quantity surveyors
Check and Verify MRF & provide cost codes
Monitor and supervise project activities. Managing issues at the project site and office
Liasing with Client, Subcontractors, Project site team to ensure that Project is completed within time frame and Budget
Project:
Park Avenue Mall, Riyadh (SAR 300 Million) Responsibilities:
Reviewing and analyzing contract documents and ensure that all the parties involved in the project are in accordance with the terms and condition of the contract
Carrying out on-site inspections to verify work accomplishments
Preparing BOQ for Contractors and assigning their scope of work
Pre/Post Contract duties as assigned by General Manager
Identifying areas of concern and assess their potential impact upon the project budget
Measurement of site works from the drawings and on site using Autocad/Excel/other softwares
Assist in reviewing of Extension of time (EOT), delays, penalties/claims
Prepare and submit Monthly invoice to Client
Preparing progress valuations in respect of interim monthly applications and final payments to contractors/subcontractors
Assessment and measurements regards to the cost impact of design changes
Preparing Change/Variation Orders and reports upon cost impacts of such orders on the construction budget
Assisting in the reviews, assessments and reports upon contractor's claims
Assist in Control all stages of projects within a predetermined budget and expenditure
Monitor and keep track of project progress and responsible for the measurement and valuation of variations in the work during the contract
Maintain updated all commercial logs
Prepares project cost and cash flow reports.
Prepare and finalize Final accounts agreement of all contractors
Advice on contractual matters related to financial issues
Check the materials on and off site and verified delivery and acceptance from the client's representative for payment approval

Prepare and submit Client interim payment application & certificate along with all supporting documents
Prepare Subcontractors agreement and Bill of Quantity
Evaluate subcontractors progress application and prepare Subcontractors payment certificate
Monitor and update Project Budget and identify spcecs, drawings for cost savings
Carrying out on-site inspections to verify work accomplishments
Maintaining updated Client, Subcontractor, Variation order and other comercial logs
Prepare and submit Variation orders to Client
Quantity takeoff for all materials and Estimate for Material, Labor, Plants and Machinery
Record damage reports and submit damage claims accordingly
Prepare Final accounts for closing
Material on site verification and Reconciliation of Material & others
Prepare Expected total cost report and Cash in and out flow
Liasing with client, subcontractors, and project site team to ensure that project is delivered within time & Budget
