Preparation of MMR(Monthly Maintenance Report)

* Segregating Planned Preventive Maintenance (PPM) for different team
such as Electrical, HVAC, BMS etc..
* Handling issue stationery, Processing Identity cards & access cards
* Maintaining access card inventory report and access card reconciliation

* Escalating and resolving client issues through remedy tool
* Periodically review-Vendors, management committee
* Preparing cost sheet for stock management
* UPS reading-taken to find out the load percentage

• Scheduling AMC visit for different types of machines include Chiller plant, Transformer, Dynamic
generator
• Maintaining the report of periodic frequency maintenance for Elevators and escalators available in
the site
• Arranging vendor for STP cleaning periodically in the site as per the schedule (for every quarter of
the year)
• Arranging vendor for interior damage and panel damage if arise in the site
Work support given to organization for the assigned secondary site:
• Collecting snag list documents for the site if needed
• Assigning sub contract work by comparing minimal quote if needed for correcting snag points
• Knowledge of doing pre and post inspection of subcontractors work as per the quotation on
Behalf of landlord
• Implementing proper manpower for subcontract work

Electrical Maintenance of Substation in the site
* Knowledge of segregating power DB, Light DB, UPS DB
* Handling Changeover panel based on the power supply available
* Handled 600 KVA UPS in the site and its maintenance
* Knowledge in handling 725 KVA DG and conducting A-check & B-check etc.
* Electrical reading report-every one hour reading is taken to find out what is the consumption
* UPS reading-taken to find out the load percentage
