Position: Construction Manager.
Project brief and duties:
Project consists of fully furnished 300 hotel rooms, 4 royal suites and 2 presidential suites including reception lobbies and 12 main corridors (45 m long each).
• Manage and deliver the project from inception to completion including interior fit-out works.
• Lead the team in all technical, progress and commercial meetings with the consultant / contractor / supplier.
• Prepare a master program for the project in co-ordination with the corporate / Concepts team and monitor the progress of the project based on the approved master program. Ensure compliance of consultant and contractors program is in line with the approved master program and recommend corrective measures whenever there is a delay.
• Complete management of the project at site from taking possession of the unit from client to site handover.
• Lead the team in all technical, progress and commercial meetings with the consultant / contractor / supplier.
• Co-ordinate with Corporate / Concepts team for the preparation of all relevant drawings, specification, contract documents prior to approving and implementation on site.
• Maximizing resource efficiency (labor, materials and equipment)
• Implementing various operations through proper coordination and control of planning, design, estimating, contracting and construction in the entire process.
• Maintaining accurate records as construction progress throughout the projects.
• Responsible for overview of the construction sites, and management of vendors and trades. In addition, keep good communication between the clients at all time.
• Implement design shop drawing on actual site conditions.
• Coordinate with design office for any discrepancies between site conditions and original design.
• Coordinate with E/M contractor to avoid any unwanted clash between the different finishing trades.
• Close monitoring of the executed works and assuring that the executed complies with the intended design.
• In charge of the project budget for materials, manpower and accurate billing records.
• Preparation of weekly and monthly project status reports and submits to territory management and Corporate / Concepts team.
• Managing the meetings with the subcontractors, and performing weekly progress reports to the management.
• Team leader for 4 engineer’s and 6 Foreman’s and over 150 skilled labors (wood carpenters, gypsum carpenters, tiling mason, painters, Etc …)
