Directed the commercial performance, strategy and contractual commitments of all Retail, Food & Beverage, and Advertising concessions at Dubai International Airport (DIA) and Dubai World Central / Al Maktoum International Airport (DWC). Managed and delivered optimum value on multiple concession agreements. Evaluated and enhanced the performance of all business operators. Analysed and increased the performance of Dubai Airport's customer facing business categories. Selected and retained qualified partners. Collaborated with internal stakeholders and business units for future space delivery planning and management. Provided efective leadership and guidance to the retail delivery team for the development and timely opening of all Retail and F&B concessions. Managed the advertising concessionaire (JC Decaux) and all advertising and media assets at DIA and DWC. Controlled mutually beneficial, sustainable, and productive agreements for all businesses. Developed and maintained high-level engagements between the commercial department and passenger experience department to increase operational eficiency and efectiveness. Improved passenger experience at the Dubai International and Al Maktoum International by improved communication and co-operation with internal departments.
• Presided over non-Aero revenue activities at Dubai Int. and Al Maktoum Airports as part of a three - tiered approach, namely revenue, relationships, and reputation.
• Positioned Dubai Airport (DA) as the busiest airport by Int. Trafic / PAX - overtaking Heathrow, to gain this accolade.
• Selected, negotiated, finalised the opening of the 35+ concessions, which included all contractual terms, at the new Concourse D, in Terminal 1. The addition of these concessions bolstered revenue by more than $200M and contributed towards YoY double digit revenue growth.
• Led the space management and allocation process for concessions at Al Maktoum International Airport in compliance and conjunction with the Dubai Governments 2020 and 2050 strategic plans.
• Developed and mentored a results-driven team with strong business awareness and acumen. This team excelled in generating revenue by accomplishing challenging business targets.
• Led the outsourced delivery of passenger / customer satisfaction surveys, in coordination with all internal departments, to constantly improve passenger experience and grow revenue.
• Demonstrated in-depth knowledge of and passion for the industry by being invited to present at aviation seminars and symposiums.
Drove the entire operation of The Pearl-Qatar's Retail and Residential Assets, which included a Retail built-up area of 555K sqm and a gross leasable area of 220K sqm and multiple residential assets. Directed the Facilities Management (FM) service provider to routinely execute preventative and reactive maintenance and conduct scheduled inspections for assigned buildings. Resolved all property portfolio issues in a timely and eficient manner (in cooperation with internal departments). Established a secure and safe environment across all retail and residential areas and properties by overseeing security contracts and improving upon security and safety standards. Ensured proper allocation and utilisation of financial resources by efectively establishing and administering the annual budget. Formulated efective business plans and oversaw all P&L aspects. Enforced the Master Community rules and regulations in all buildings and properties managed by this division. Strategically positioned as a member of The Pearl-Qatar Leasing Committee. Understood specific tenants' requirements through regular meetings and consistent follow-ups, while providing best-suited options to achieve maximum satisfaction. Actively led the store design approval process for all new retail builds and directed all operational issues related to the retail precincts and the tenants therein.
• Delivered visionary leadership for managing a Residential property portfolio comprising of more than 1480 apartments, 24 Towers and multiple Villa's and Town homes.
• Wrote all business manuals, which included, but were not limited to:
• Tenant installation (TI) manuals for each of the three retail precincts.
• Rules and regulation manuals.
• Security, physical threat, and evacuation manuals.
• Propelled ancillary revenue and secured footfall onto the mixed - used development by introducing a TPQ Gift Voucher scheme.
• Streamlined trafic (foot, vehicular, and water), oversaw security & maintenance operations, and established seamless communication with tenants living across all TPQ residential properties.
• Supported the successful launch of TPQ retail through efective marketing strategy and strategic events.
• Maximised rental income / ROI by overseeing the development of merchandising plans for the multiple precincts within the project.
• Earned the reputation as a lead negotiator and primary contact for major retail agencies, brand principles and trading houses.
• Led, developed, and motivated staf members to accomplish retail leasing functional objectives.
• Promoted and strategically positioned the project as a premier destination by developing/executing marketing programmes in liaison with Corporate Marketing department.
• Gained market intelligence on competitive regional retail projects and lease transactions by fostering productive relationships with regional retail developers, brand principles, and trading houses. Leveraged persuasive communication to lead lease renewals/negotiations.
