I am responsible for delivering asset strategy and management. I developed a high performing team and strategic aspects of the asset investment strategy.
My main objective is to efficiently plan, manage, and optimise the housing stock of SBHG. This involves analysing the condition, value, and performance of properties, as well as developing policies for flood plans, EV charging and aids & adaptations. My goal is to ensure the sustainability of the properties and maximise their social and financial returns.
I implement a zero-carbon strategy to meet EPC C standards by 2030 and developed a streamlined process for asset disposal. I work closely with the procurement team to setup major works contracts and direct awards. I collaborate with the finance team to gain budget successfully. I reviewed the asset team structure, recruited team members, and provide guidance.
Managed a team of planned work managers and RLO in the delivery of customer experience and value for money asset services such as the remedy of latent defects, planned maintenance programmes. Provided financial and risk monitoring assessments. Responsible for asset planning and contract managing investment work streams. Source of best practice for the assets planned works team. Drafted business cases for procurement purposes and KPI setting.
Prepared and issued technical referral report templates to the property maintenance team for the purpose of referring major works. Ensured that appropriate lessons learnt information was collated and communicated effectively to contractors and planned work managers. Supported continuous performance and improvement of services.
Supported the delivery of £26M Capital Major Works ensuring best practices were followed, costs controlled, and the department maximised its contribution to the council’s strategic objectives. Lead a team of staff on RIBA Stages 4 to 5 plan of work, ensuring timely and sustainable delivery, whilst achieving project targets and meeting customer expectations.
Developed and maintained quality systems, processes and documentation to ensure team members properly fulfilled the role under the Term Partnering Agreement. Recorded and presented Service Provider KPI performance. Worked collaboratively with the Service Provider to ensure minimum acceptable standards were achieved and performance was continuously improved.

· Audited school and children’s centres compliance with Safety Standards, Asbestos Management, Electrical Safety, Water Hygiene and Safety, Gas Safety, Fire Safety & Lifting equipment carried out. Provided efficient assistance for the overall delivery of the asset management strategy (AMP), keeping the Corporate Landlord Team and the Board updated via regular management reports and presentations.
· Ensured compliance documents such as FRA reports meet Service Level Agreements (SLA) and relevant legislation such as (but not limited to) health and safety and risk management. Overseeing with the Corporate Health and Safety Management in applying innovation and best practice in managing the Council's commercial stock (VCS. HRA). · Ensuring best practice, planning and delivery of contracts and project management with a focus on value for money. I exercised technical expertise providing a due diligence service to ensure service level standards established. I took overview of contract management, coordinate and drafted accurate high-quality progress reports, ensured professional contract management and if this was not fruitful, provided direction on legal action to enable decisions, making insightful recommendations to the Head of Service and senior managers.

Coordinated the legal documents and maintenance liabilities that were being delivered through alternative procurement models e.g., Development Agreements and Licences for Alterations. · Managed and facilitated the projects from feasibility studies, the development of mandates, develop business cases, initial feasibilities, final proposals through the design stage - RIBA Stages 0 to 3 to procurement. Provision of technical, project and programme management expertise for the Client and key stakeholders to deliver the asset management programme. Tender design, project scheduling and delivery of major capital works programmes such as the £4, 000, 000, 5-year window replacement programme across the London borough of Hillingdon. This involved specification design, tender analysis, contract administration and project management. It also included liaison with the Corporate Procurement team; preparation of tender documents in accordance with Council Standing Orders and OJEU Public Procurement requirements.
I project managed the £40, 000 refurbishment of the pitch roof above the foyer of the Compass Theatre (extension building to Ickenham Hall, A Grade II listed Georgian mansion.

Leadership and management of the Leasehold Asset Management team.
•Restructured the scope of the team's services. Developed a project management strategy. Established the annual programme and budget of £1.5M. Recommended the traditional procurement route using the JCT Minor Works Building Contract 2011 and the JCT Intermediate Building Contract 2011.
•Contractor selection from Constructionline. Use of cost consultants for procurement and single stage selective tendering in accordance with company procedures. I achieved a 35% increase in the team's annual project delivery, yielding better value for money on unit cost. I turned around my team's performance and generated improved service delivery to increase stakeholder satisfaction.
Delivered the 2-year £4M communal digital aerial systems upgrade programme to approximately 9, 300 residential units. The programme was procured via Official Journal of the European Union (OJEU) and administered with a JCT Measured Term Contract (MTC).
•Management of the multi-disciplinary project team. Successfully drove cultural change and delivered the programme to the agreed standard, objectives and within budget and deadline, in a political environment, while being the single point of contact for the Council.
