•Plans, directs and, through subordinates, supervises facility management services including building and facility operating systems maintenance, repair and improvement, custodial services and security operations; reviews and evaluates current operating procedures and personnel practices and establishes procedures, practice and priorities in keeping with effective operations and cost factors; coordinates building and maintenance activities within the division and with other divisions and departments to obtain optimum production and utilization of personnel and equipment.
•Supervises trains and evaluates staff directly and through subordinate supervisors/lead workers; establishes and enforces operating and safety standards and procedures for maintenance services and repair; gives direction, resolves problems, prepares work schedules and sets deadlines to ensure completion of services.
•Confers with specialists on energy conservation programs and techniques for operations; recommends operating methods and equipment to maximize cost savings, service quality and safety.
•Prepare report on life cycle of the equipments and its performance.
•Prepare periodic preventive maintenance schedule and reports on quarterly and annually basis.
•Responsible for developing the relationship with clients.
•Coordinates preparation of the department’s budget; monitors budget expenditures; analyzes staffing and expenditures requests; reviews requests for additional services; prepares contract specifications and negotiates and administers service and construction agreements for maintenance and alteration services.
•Supervising and leading a team of 21 members
•Supervise employees during shift and ensure promptness in attending complaints with particular emphasis on Plant & guest service.
•Systematize direct and report on the works within the designated area of AC/Electrical/Carpentry/Civil/in maintenance aspects for fine operations of the facilities.
•Report and deficiencies noted with regards to equipment operation and to monitor and control consumption of material.
•Check all daily, weekly and monthly reports and coordinate the report directly to Chief Engineer.
•Liaising with all contractors, suppliers & maintaining quality.
•Conducting Departmental Training session
•Operating BMS (Siemens) System.
•In charge of fire Life and Safety follow up as per FLS matrix.
•In charge of Building Light system (Polaron System)
•In charge of Emergency Lighting System (CEAG)
•To attend all the work order raised.
•To carry out all the PPM.
•Handling guest complaints and reporting to the supervisor
•Wiring of DB’S, SMDB & Control Panel
•Assembling and installation of Security system, Door Access system and Fire Alarm system.
•Testing and Trouble Shooting of Interactive Multimedia System.
•Installation and Testing of Audio Automation and Video System
To attend all the work order raised.
To carry out all the PPM.
