Responsible for overall management of designated portfolio of properties, corporate and individual, in compliance with the Rental Laws of Emirate of Dubai, which includes but not limited to, tenancy contract management, financial management, general management, relationship management with Landlords, Tenants, Building Facilities Management, Service Providers, Developers, Owners Associations, and all other entities that directly or indirectly contribute to the management and operations of the property; preparing various process, policies and procedures for property management department.
• Currently managing a portfolio of 202 units, 184 Commercial Units & 18 Retail Units.
• Act as a primary contact for the owner of the properties, communicate frequently with relevant updates and troubleshoot any issue that may arise.
• Prepare common area guidelines, building norms, regulations and policies, including handover manual for tenants, fit-out guidelines and procedures for commercial units.
• Arrange property viewing and visits, inspections, maintenance, check-ins and check-outs of tenants on timely manner and ensure timely and effective communication with Landlords, Tenants and Vendors via established channels.
• Manage crisis and emergencies at any and all times of incident, escalate the same through establish policies and procedures. Proactively update Management and Landlord of any critical maintenance requirement and any issue that may require immediate attention.
• Ensure rents are paid and deposited in timely manner. Prepare and send notices to the tenants for any default as per the terms and conditions of the tenancy agreement.
• Screening and approval of rental applications, and ensure 100% occupancy is maintained at all times by working closely with the in-house leasing consultants, as well as the external leasing agents. Monitor tenancy renewals, vacancies, rent collection and any delinquencies by support staffs, service providers, vendors and tenants.
• Establish rental rates by surveying existing rental index of properties (Commercial, Retail and Residential) by carrying out the comparative market analysis and advice Landlords to determine the rental rates.
• Work closely with Building Facilities Management and all the Support Staffs, oversee property condition and overall appearance and proactively plan for preventive maintenance of building assets and resolve tenant complaints in timely manner.
• Manage all vendors (service providers, contractors and suppliers, etc.), review and negotiates quotes and proposals. Organize regular meetings with vendors to review/approve invoices, service logs, reports, statement of account, service level agreements, scope of works to ensure the best of standards are maintained at all times.
• Review vendors’ performance and advice management of any non conformance or non performance and recommend appropriate actions to be taken as per the agreed term outlined in the service level agreement.

Senior Operation Executive – Facilities Management at Damac Properties Co. LLC

• Responsible for managing facilities & common areas at DAMAC Park Towers, Dubai International Financial Centre (DIFC). Park Towers is a mixed used elliptic twin towers, which comprises of 530 apartments, 126 commercial units and 108 retail units. The total built-up area of the project is approximately 1.2 Million SQF. In 2011 Park Towers was awarded Bloomberg International Property Award for Best International Mixed-Use Development after winning several accolades in Arabian Property Awards.
• Responsible for preparing observation reports, snag reports and action plans related to development, pre and post handover of the project.
• Managing and monitoring the onsite facilities support team, oversee day to day operations of the property such as MEP Technicians, Security, Concierge, House Keeping and Life Guards (69 staffs from various service providers), and responsible for maintaining safe and environmentally compliant work practices and procedures.
