 The MAINTENANCE MANAGER reports to the Concord l-K TOWER Owners' Association Chairman and is responsible for the following:
 Oversee day-to-day maintenance operations and monitoring of Concord l-K Tower building's 2000 KVA substation; 2110 KVA synchronized generators, Power Distribution System, ATS, 3 lifts, Water Pumps, CCTV, Fire Protection System, etc.
 Manage, continually improve and ensure Multinational-standard Building Security, Cleaning and Services.
 Develop and implement comprehensive Plan to ensure 24-Hour uninterrupted services and effective troubleshooting procedures and contingency measures for multinational and local clients.
 Develop, maintain and improve regular, preventive, scheduled and corrective maintenance SOPs.
 Efficiently respond to and resolve all Building-related maintenance issues or problems manage the buildings electrical, generator, lift, Painting, Plumbing, civil works, and water pump and maintenance team.
 Develop strong working relationships with Equipment vendors, DESCO, WASA, TNT, and Fire Authorities.
 Produce daily, weekly and monthly maintenance report using MS Word, Excel software.
 Implement the highest standards of Building occupational Health, Safety & Environment standards.
 Manage and monitor FS training and Emergency Response Team scheduling to ensure 24/7 coverage in order to effectively deal with incidents.
 Manage, source & liaise with building vendors, utility companies, service providers, etc.
 Handle all building maintenance bills and payments

• Erection, Installation, Testing & Commissioning of the LPG Gas Plant, 630 KVA Sub-station, MCC Panel, VCB, HT panel, Transformer, LT panel, 380 KVAR PFI plant, SPD, ATS System (Schneider Electronics), Spilt AC, Thunderstorm system, 450 KVA (Energy Pack) Perkin Diesel Generator & 30 KVA Amaze Power Diesel Generator, solar system, Air Compressor (Worthington Creyssensac), LPG compressor (CORKEN), LPG Pump (GEORGIN), Digital Barware and all Electromechanical instruments are Installation, Operation, PABX, CCTV, Photocopy Machine, Printer, PC Maintenance and Networking etc, Maintenance of Electrical and other General Mechanical Works.
• Supervisor of all electrical operation
• Maintenance of all electric panels, all electrical connections and its flawless functioning
• To ensure all electrical are in FACTORY standards of flameproof and explosion proof, to ensure its integrity and perfect running
• To manager automation systems and ensure adherence to start stop operation.
• To run plant electrical systems by protocols
• To manage preventive maintenance and periodic checks of all systems.
• To learn, operate and manage automation system and react effectively or start stop operations when needed.
• To be alert and manage all data from automation systems and take connective steps to ensure data flow and to ensure plant is meeting protocols for data of automation panel.
• To ensure full functionality of all automation instruments and motors at plant.
• Manager documents as per systems.
Fire & Safety Facilities:
We have fire Hydrant Network around the LPG Storage (Bullet) Tanks and production area. Hydrant Points & Monitors are installed alternately at every 30m interval. DCP Type Fire Extinguisher capacity of 5kg & 10kg are placed at suitable location inside Wall & common road space. CO2 Type Fire Extinguisher of 5 kg & 10kg is placed nearer to the Electrical Junction Box inside Wall, Sub-Station, Generator Room, LPG pump shelter, production area. Pressure of 9 bars is always maintained at Hydrant System. To maintain Uniform Pressure and Deluge valve system (Series 697), LPG Pump House, Bottling hall, loading and unloading area and Bullet tank under sprinklers system. 3nos. of Pumps are engaged. Among them, 1nos. are Electric Power Driven &s 2 nos. is Diesel Engine Driven.

• Erection, Installation, Testing & Commissioning of the Largest HSFO (High Sulphur Furnace oil) Tank Terminal. 650 KVA Sub-station, HT panel, LT Panel, Transformer, VCB, ATS (Energypac), 500 KVA (Energy Pack) Perkin Diesel Generator, Pump, Air Compressor (Ingersoll rand), Endress+Hauser auto Gauging system, Operation & Maintenance of Electrical and other General Mechanicals Works.
• Operation and Maintenance of Can Filling (Master fill) Machine, Can Capper Machine, Carton Packaging Machine, KOMARK Labeling Machine, Grease plant and Transformer oil process plant & other works of Production Area.

Fire & Safety Facilities:
We have a Fire Hydrant Network around the Dyke Wall of Petroleum Storage Tanks. Liquid Foam Injection facilities for each Tank. Hydrant Points & Monitors are installed alternately at every 30m interval. Liquid Foam Storage Tank of Capacity 4 Ton (2 Nos.). DCP (ABC Powder) Type Fire Extinguisher having capacity of 50 kg & 75 kg are placed at suitable location inside Dyke Wall & common road space. DCP (ABC Powder) Type Fire Extinguisher of 10 kg is placed nearer to the Electrical Junction Box inside Dyke Wall, Pump House & Terminal Office.Pressure of 7 bars is always maintained at Hydrant System. To maintain Uniform Pressure, 3nos. of Pumps are engaged. Among them, 2nos. are Electric Power Driven & 1 is Diesel Engine Driven.
