• Report directly to the Senior Development Director and support strategic planning, execution control, and resolution
of technical and operational challenges on a daily basis
• Lead overall site construction activities for residential tower projects, ensuring alignment with approved design,
programme, budget, and quality standards
• Supervise and manage main contractors and subcontractors, monitoring manpower deployment, productivity, and
sequencing of works to maintain effective site operations
• Coordinate communication between developers, consultants, contractors, and specialist subcontractors to ensure
smooth workflow and timely decision-making
• Review, analyse, and update contractor schedules, monitor critical path activities, and implement recovery plans to
mitigate delays
• Track site progress from structural works through architectural finishes, MEP installations, testing, commissioning,
and handover
• Oversee quality control in coordination with consultants, ensuring compliance with project specifications, approved
drawings, method statements, and industry standards
• Possess strong working knowledge of MEP systems including HVAC, firefighting, plumbing, drainage, electrical, ELV,
and building automation systems
• Coordinate testing, commissioning, and integration of MEP systems with Civil Defence, DEWA, and other relevant
authorities
• Monitor installation of vertical transportation systems, façade works, and life-safety systems typical to high-rise
developments
• Manage fit-out and finishing works for high-end residential units, common areas, and amenities, ensuring premium
workmanship and luxury finish standards
• Lead site teams and enforce safety, productivity, and quality control across all work fronts
• Direct daily site activities, monitor materials, plant, and equipment, and ensure execution follows approved schedules,
drawings, and method statements
• Coordinate logistics, material deliveries, and vertical transportation planning in constrained high-rise environments
• Review subcontractor scopes, material submittals, and shop drawings to ensure alignment with project requirements
• Support commercial teams by verifying work progress, variation justifications, and claims related to site execution
• Prepare detailed daily, weekly, and monthly progress reports covering construction status, risks, manpower, and look
ahead planning
• Identify construction risks early and implement corrective actions to minimise programme, quality, and cost impacts
• Liaise closely with consultants, clients, and contractors to resolve technical issues, manage change, and maintain
project momentum
• Ensure strict compliance with HSE policies, quality standards, and Civil Defence requirements up to issuance of
Building Completion Certificate
• Lead snagging, de-snagging, and final inspections in coordination with consultants and authorities
• Support final handover of residential units and common areas, ensuring readiness for occupancy and client
satisfaction
